Hello. After long planning with our architect, we have finished the floor plan and the elevations. Maybe you will notice something that can still be optimized. We look forward to your ideas!

Basically, the wardrobe is missing; a closet does not fit there. However, the bathroom is very spacious, so relatively large. The same applies to the utility room. Two separate storage rooms provide more order and partition walls. The windows have too many different elements for me. If the bedroom is on the south side, then you will get heat. What I personally wouldn't like: - Washing machine in the bathroom. No quiet moment... where is the dirty laundry sorted? - The constant path through the chill lounge. I would swap the kitchen/dining area with the living room. Is there an orientation, a plot for it? The kitchen doesn’t work as drawn. But the room doesn’t have to be different for that; a kitchen planner will sort that out. I would put it somewhere else anyway....

Here it is filled out...

Development plan/restrictions
Size of the plot: 582m2
Slope: slight slope
Floor area ratio: is taken into account
Gross floor area ratio: is taken into account
Building window, building line and boundary: are taken into account
Number of parking spaces: 2
Number of floors: 2 full floors
Roof shape: flat roof
Style: modern
Orientation: north is at the top of the plan
Maximum heights/limits: is taken into account

Requirements of the builders
Style, roof shape, building type: flat roof, modern
Basement, floors: no basement
Number of people, age: 3 people, ages: 39, 35, 2
Space requirement on ground floor, upper floor: 189m2
Office: family use or home office? Family + office + overnight guests
Overnight guests per year: 5
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: open kitchen
Number of dining seats: 1
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: garage
Utility garden, greenhouse: no
Other wishes/special features/daily routine, also reasons why this or that should or should not be: Laundry should be done in the upstairs bathroom, i.e., where the laundry is generated.

House design
Who designed it:
- Architect
Price estimate according to architect/planner: 696,000 euros including incidental construction costs, house connections, and flooring
Personal price limit for the house, including equipment: among other things, controlled residential ventilation
Preferred heating technology: gas (for cost reasons)

If you have to do without, which details/extensions
- you can do without: -
- you cannot do without: fireplace, dressing room

Why has the design turned out as it is now?
Which corresponding/wishes were implemented by the architect? Children's rooms should not be located in the south due to heat. The terrace should be on the south side. Evening sun on the terrace was also important.
What do you consider particularly good or bad about it? We really like the large open living room, the fireplace. We are unsure if the storage space is sufficient (utility room also contains technical equipment, the garage can fully serve as storage). We are also uncertain about the storage space in the living room because a fireplace will be installed in the upper right of the living room, and appropriate distances to combustible materials must be observed, meaning no cabinets can stand nearby.

What are the most important questions: Are there optimization possibilities from your point of view?

The bathroom on the ground floor has become so large because it will have an open floor-level shower and thus splashing water occurs accordingly. A dresser should also still be able to be placed in there.

The thing with the cloakroom was a very good hint. We don't want a wardrobe, but rather a continuous bench in the niche with hooks on the walls for everyday jackets. For that, however, we need more depth in the niche (approx. 45 cm). So thanks for the hint. Other jackets can go into the utility room, which is why this is also somewhat larger... There will also be a large freezer there. We didn't want that in the kitchen because the noise might have bothered us in the evening.

The utility room is this large because we think we can optimize the shelves there in perfect lengths and depths without losing space due to an additional wall.

Why doesn't the kitchen fit from your point of view? It was already planned by the kitchen planner. On the right wall will be a fully integrated dishwasher and an integrated refrigerator in tall cabinets. We wanted a large workspace with a view of the playing children or to be able to roll out cookies together.

We accept the bedroom facing south. Basically, we like it warm and currently keep the windows closed all night long throughout the year. And we thought better we than the children.

We are reluctant to swap kitchen and living. In the current floor plan, the kitchen is planned in the west because a 30 km/h zone leads there, and we preferred not to have the living area visible from the street.

I can understand the many different window elements. We thought about it a lot ourselves but didn't find a better solution. If you have a better idea, then bring it on. We are a bit clueless there. On the upper floor west and upper floor south, windows with normal sill height were important to us because of the privacy from the street (west). The window on the west in the dining area should have a low sill height because flowers are to be placed there. The window (east) in the living area should have a built-in window seat and is therefore somewhat lower in sill height.

Then plan a small utility room on the upper floor. Where do you collect the dirty laundry? Where is the hand wash washed? Where is laundry hung up?
