Personally, with this salary of €2800, I would consider a financing of €200,000/230,000 feasible. Or roughly a monthly rate of about €1200, without significantly sacrificing quality of life. But quality of life looks different for everyone :)

I am quite cautious, how often do you hear, bank calculated optimistically, house bought and many things not considered and then .. then you live only for the house. I don't have to look far for that. Even at my workplace, there are colleagues who overestimated themselves, maybe also had some bad luck.

That does make me think.

I am rather cautious than overestimate myself. If there is really anything left over, then I pay it off early immediately. I prefer that.

No additional costs except painter, flooring, and kitchen. However, you have not yet seen the construction performance description. You might want better bathroom equipment, a larger tile backsplash or higher tiling in the bathroom, or high-quality tiles and edge profiles. Every extra could mean a huge additional cost; here it means for you to inquire and negotiate all possible additional items in advance, e.g., more sockets. Since you will be purchasing a house from a developer, this means higher incidental purchase costs – property transfer tax! You will have a communal heating system – many don’t like communal property because you are always tied to the neighbors. It would be interesting to know whether it is a freehold property or only a notional division is present. It is a starter property, which offers more quality of life similar to an apartment. I myself would have an ERH and want the family atmosphere in the community. But not everyone thinks that way, as you can also have a lot of trouble when living in close quarters. Partition wall terrace, entrance canopy and platform, outdoor lighting, etc. - that also costs extra.

I do not need luxury, the bathroom in the picture would completely suit me in terms of the tiles (I hope that is the standard).

What does ideelle and reale Teilung mean in this case?
Am I right in thinking that the plot of land marked on my house belongs to me in the case of reale Teilung, and that the entire plot belongs to all residents of the complex in the case of ideelle Teilung? But then everyone has their right of use, I can still design my garden as I want. Or can it happen that suddenly the neighbor is standing in my garden and says: That also partly belongs to me?

I also notice ... only the ground floor has underfloor heating. What does it look like upstairs? What is in the picture does not necessarily have to be standard. These large white tiles can also become very expensive.
