Buying a townhouse as a single person. Possible?

Well, that's how row houses are. Not bad, not really good. The criticism would be that there is far too little storage space for four people, since there is no basement. I think if there were only three of you, then an entire room would remain free, which would be good. Real division, ideal division. Real means it is your house on your land with your path, your pipes, your roof. Ideal, meaning divided according to the [Wohneigentumsgesetz], means that you and your neighbors jointly own the entire block, but each has exclusive usage rights for their unit. However, the roof, pipes, access ways, heating system, gutters, downspouts, all of that is common property. The law stipulates that you then appoint and compensate a manager from among yourselves who manages, maintains, and repairs the common property. He must invite you annually to an owners' meeting, where he tells you what needs to be done when and how and what you have to pay. You must discharge him, possibly pass resolutions, build reserves. For example, if after 35 years the roof needs work, not everyone can just cover their unit, but everyone together must decide that we are now covering everything anew. Clear? Karsten

I may be mistaken, but what is shared and where depends on the declaration of division. This clearly regulates what is common property and what is not. It is more likely to be the 60 x 60 floor tiles that go beyond the standard. On the wall it is probably 30 x 60, so more "standard"

You are not mistaken. Only, as I described it, it is often like that. Probably here too, look at the pictures. The roof is continuous without any divisions....

Not quite. There are 3 and 4 houses with staggered roofs. The declaration of division is therefore quite important and should not be taken lightly. With the row house construction, presumably different things are possible than with the apartment construction.

The fact that the hallway is tiled is most likely an additional cost.

Only what is stated in the construction service description and the contract is what you are buying. The pictures are for illustration purposes only.

In the upper and attic floors, probably only radiators will be included. This partly makes the floor plan difficult to use. They are not marked there.

By the way, they are only making the terrace so that the living space calculation can be slightly boosted.

And around it is just a large area of earth.

And the fence around it is also an additional cost.

So, be sure to request the construction service description as soon as possible.

Just saw a wood pellet heating system for all 7.

This means either WEG or energy contracting can come into play.

Make sure to have the details explained to you. Especially how this works with the monthly and yearly costs.
