Buying a terraced house from a developer - contract content?

Hello!

First, a bit of background on my question. We are considering purchasing residential property, but we are not sure whether we want a single-family house or a terraced house. The whole thing started because we were looking for building plots, but the demand there is indeed quite high. Then we saw a nice terraced house in our price range. Suddenly, we also managed to reserve a building plot from a municipality.

Now, it’s about the terraced house. The real estate agent simply made an appointment with a notary without coordinating the appointment. We are still missing some information, but now we do not know whether these need to be available for the notary contract, so whether we can insist on them.

1. Building plan with measurements of the apartment and room layout
2. Exact measurements of the parking spaces, because there are several 2-car parking spaces, so the cars have to park one behind the other. These rows are beside each other for the entire terraced house and all residents. On one side of the terraced house.
3. We wanted a heavy-duty power cable to be installed at our parking space; the agent says this does not have to be in the contract, but I feel uncomfortable about that.

Would you insist on these three things before signing at the notary? And how about coordinating the appointment? We were not even asked if the time was convenient for us.

So I would definitely expect 1. (dimensions and room layout), 2. I would also include in the contract (the specific designation of which parking spaces belong to you). For 3., I am not sure whether the notary should certify this, or whether it is sufficient to include something like this in the purchase agreement (you are buying the apartment with parking space and the high-voltage cable to be provided by the seller). Actually, the purchase agreement should be sufficient here, since the high-voltage cable, like other fixtures, is usually not listed separately in the notarial deed (my opinion). Just ask the notary, he will gladly give you information, because YOU ARE PAYING HIM.

PS: Lack of appointment coordination is an absolute impertinence, but it confirms my opinion about real estate agents. You are probably in a seller’s market and if you don’t show up, the agent has 10 other interested parties....

1. is essential. 2. belongs in the declaration of division for the parking space which you must already have. If it is not included there, you have to get it approved by the owners' meeting and that can be difficult.

Firstly, we agree on that point as well.
We already have the declaration of division. Regarding the parking spaces, it says there: "...the owners of the x terraced house plots and the parking spaces, which are measured in reality, become co-owners of a pathway area, of green spaces."
Therefore, the parking spaces are not divided but each owner has a real share, right?

However, the cable from the house connection would have to go over the properties of the other residents.

Yes, we are in a seller’s market; unfortunately, plots and houses are selling really well at the moment. Regardless of the prices and services of the seller.

A broker is an intermediary and receives a commission for it. Who is the seller? And a distinction is made between common and special property... the terms are important for the parking spaces. If you acquire common property, you all own an ideal share, but no specific one. Best regards in brief

"... of the apartment" sounds like one of those developers whose concept is residential complexes with condominiums in the form of row houses (?)
