Why? - I understood so far it was like this, that you can choose between "old" and "1.1 new" in 1.1 and between "old" and "1.2 new" in 1.2; and I assumed 1 was divided into 1.1 and 1.2. Or are 1.1 and 1.2 just offshoots, and 1 is not the parent set of 1.1 and 1.2 but instead an adjacent unchanged area?

That's what I meant. Previously there was only 1 and now alongside 1 there are additionally 1.1 and 1.2.

I understand that the "also" might be interpreted differently, but I'm quite sure that each subarea only allows the respective variant, because the broker explained it to me that way and marked it accordingly in the plan even before I had seen the development plan myself: WA1 = Franconian style (gable roof) WA1.1 = Bungalow (hip roof) WA1.2 = Mediterranean style / townhouse (tent roof)

And further down it also says that "quarters" are deliberately formed (this was not visible on the last screen) within which mixing is not allowed.

If there are three areas (1.old, 1.1 and 1.2), then probably yes. I assumed that 1 is completely divided into 1.1 and 1.2 and that one is also allowed to choose the construction method already possible in 1.1 and 1.2, just not that of the other sub-area.

if you are only "actually quite sure" here, I would definitely strive for 100% clarification and inquire at the responsible building authority. That would mean a lot more possibilities for you.

As sure as I was, you have now somewhat unsettled me ;)

I have now asked the municipality again, but it was just as I thought. Only the bungalow option is allowed on my property.
In the process, I also learned that the garage must also be built with a hip roof, which actually seemed different to me from the development plan.

In the image representation, this point is about the symbolic placement of the house. The supposed gable roofs are probably only meant to show the ridge directions.
