Hello,

we are currently still in the planning phase and need the opinion of experienced builders.

Size of the plot: 865 m²
District: Gaarz
Dimensions of the house: see attachment
Slope: No
Roof type: Gable roof
Orientation: see attachment
Double carport, exact details are not yet clear
No development plan
What we especially like:

Utilization of the plot due to the building shape
Cathedral ceiling in the living and dining area

Concern: Too many rooms on too little living space

I am looking forward to your comments and suggestions for improvement.

The windows in the children’s rooms are really very small. As a result, the two rooms will become quite dark.

Good point, however, we can choose the windows completely in size without any extra charge. However, we did not want to install floor-to-ceiling windows in the children's rooms to ensure there is enough space for furniture.

The area may absolutely be sufficient, but the whole thing looks quite like a vacation home to me, with the overall rather intricate rooms and the master suite that basically branches off from the kitchen. Was the basis a model from Hauscompagnie?

Yes, exactly. The house itself is based on a floor plan from Hauscompagnie. However, we did the room planning ourselves. It was important to us to fit all the rooms into the space, to separate the parents' and children's rooms, and at the same time to have a living room from which you don't look directly into the kitchen. In addition, we are quite taken by the Danish building style. By holiday home-like, do you mean the many interlocking rooms?

I consider the design approach to be wrong in several ways: first, to fall in love with a basic building concept and try to fit it into one’s property, second, to then fold a typical layperson’s inexperienced prioritized wish list into this outline. By "ferienhausig" I mean "all in one" at a scale of suboptimalities that is "comfortably bearable" for a few weeks. The bedroom behind the kitchen has a different quality from the seventh "holiday week" onward and without a Caipirinha.
