The cramped dressing room and especially this mini botched corridor between the bathroom and bedroom are, to put it mildly, suboptimal; this must be solvable in a better way...

I find it quite okay according to your wishes. (Personally, I just don't understand at all why one would want to seal so much ground instead of having a decent garden.) I would swap the bedroom and dressing room and consider the door into the mini hallway to the parents' area. Possibly omit it altogether. Above all, I would try to swap the position of the guest and entrance area, which, however, might not be so easy.

How much sqm with standing height do you have under the roof?

I would consider a staircase to at least have some storage space under the roof.

Please draw the living area once with furniture to scale and circulation space. The table moves away from the wall in reality. With the fireplace, 1-2 seats are too warm.

Lay out the parents' area differently.

Only a 90 cm bed fits in the guest room. Guest room, office are very small. Utility/technical room also has no space for tools, drinks, and such.

I would consider a one-and-a-half-story house. Not only because of the sealed area. Budget and a bit more space speak in favor.

Even better, the existing outdoor space is divided into 2 triangles (I assume: 1x terrace, 1x driveway), so that in the end there is no garden left at all. In such plans, land prices in some places still seem way too cheap.

The house deserves the first prize in the category: "how to completely build over an 860sqm plot with only 140sqm of living space."

Every 300sqm terraced house lot has more contiguous open space to offer.

Individuality is all well and good, but please, please make use of the allowed 1.5 storeys!

Although I have the impression that with "cathedral ceiling" they simply mean an open roof underside. I really don't like the market trend for wood-aluminum windows: actually that would be top class, but unfortunately it is often reinterpreted as, with all due respect, "sheet-metal-covered roof battens". I couldn't have said it better. Maestro, a drum roll!

Originally, we planned a one-and-a-half-story house. However, we were never really satisfied with the layout, especially regarding the number of rooms. Additionally, there are the advantages of a bungalow. No sloping ceilings, which is perfect for a height of 1.95 m, and especially having everything on one level for old age. The small hallway was intended to prevent stumbling directly from the dining area into the bedroom or bathroom. Especially when people are awake at different times. An optimization would of course be nice. Regarding the garden... it is still located in the south area. I completely agree with all of you that a lot of space is taken up by the house and much of it is simply wasted. Especially the northeast side. However, a large garden also needs to be maintained, and that requires time and motivation. Many thanks already for the previous responses.
