Don't get me wrong, we have more than the 15,000 euros bonus income per year but only want to spend that much on the special repayment, and still have an annual buffer of another 12,000 euros for special expenses, etc...

Nice when there is also good money available for such a project It will work out.

I still suggest first breaking down the costs a bit more precisely, for example, 30,000€ for ground work on the slope might be tight, on the other hand, 100,000 for the garden already seems like a lot, despite retaining walls. How high is the buffer? If the kitchen is already allowed to cost 50,000€, then maybe other extras will come along during the construction.

Normally, I tend to be one of the more critical commentators here, but at this point, I can't quite understand it. 200k equity + 1500 sqm land (also equity) + 150k for (kitchen etc) 500k loan Here is an example calculation: 20 years fixed - interest 0.8% - repayment 3.4% -> rate 1750 I would choose the rate a bit higher. You get used to the rate; the special repayment often goes towards something else. without special repayment 26.4 years -> 131k outstanding debt with 5k special repayment per year 20.8 years Theoretically, you could also do a split: 300k 15 years, 200k 20 years or something like that

Yes, right, we both work in sales and receive different bonuses or premiums. For simplicity's sake, I gave the total amount, but it is spread over the year. However, this should not play a role here.

I also thought the garden was well calculated, but friends of ours are paying 35,000 euros for a much smaller plot and no high-quality equipment for 500 sqm just for the garden. The 150,000 euro buffer is intended for kitchen and garden, we are leaving this money aside and saving it...
