From personal experience: choose the volume and the rate so that you do not have to restrict yourself. We did not want to have to restrict ourselves and therefore preferred to buy cheaply on the market. I will not give up my financial flexibility to finance a house. After all, I live now.

Yes, in our area it is unfortunately the case that older houses of this size already cost 600,000 euros, but then you have a house from the 80s, which we still have to renovate... with notary fees and property transfer tax + realtor, it then becomes even more expensive... if everything goes as planned, it will also go well...

I did not want to criticize you in your plans. You also have much greater financial freedom than we do. It was just meant as a "just a reminder." Some things or circumstances are not thought of immediately.

I personally am a "chicken" when it comes to large financings, but I can honestly tell you, if I had the conditions that you bring, I would do the thing that way!

I have already seen posts where someone has a net income of 4500 and wanted to finance 500k, with you there is already a very large equity share (land already owned, of 700k house costs 500k financed and a buffer of 150k is also still available).

So all I can say is, if not you, then who?!
