Great, I will read it sometime.
Air conditioning was also our first wish. However, central air conditioning without an active air conditioning unit. The developer’s sales team then said that we should best discuss this on-site with the plumbing company. So currently, no one can guarantee it to us.
The developer is also providing the land and therefore somehow doesn’t really need to accommodate special requests. They will get rid of it anyway.

I can do that, email? By phone? She can ask the police, they might be more credible to her. For real burglary protection, you would need steel roller shutters, appropriate frame constructions, and locks.

A roller blind as heat protection is absolutely useless in rooms where you stay during the day. Investing in venetian blinds on the right windows (not on all!) is more sensible than in the cooling function of the air-water heat pump. The neighbor has roller blinds everywhere and now he is complaining because in summer he either sits in the dark during the day or the place heats up like a greenhouse...

Hmm, that’s of course crap. And they don’t even prepare anything for you? I always think you build precisely so that you have the house the way you want it afterwards. If the developer then has such influence, I think that wouldn’t be for me. But a different company is doing the air conditioning for us as well. So the regular plumbing guy isn’t doing that, that’s a specialist.

Yes, somewhere the exterior appearance must also be right. In the living-dining area, I definitely want to get an offer. In my opinion, it also makes sense in the children's room because the child will spend a lot of time there later. But then, because of the exterior view, I have to involve other rooms again...


I am supposed to discuss that with the site manager and the executing companies. It was not completely rejected in the (sales) conversation, but I also don't have a concrete written offer. I think if one of the executing companies has the expertise, there might be possibilities. Otherwise, the developer will probably not allow interference with their processes.
The building area is in Berlin. Due to the local demand, the current arrogance of the construction industry is quite noticeable here – I think mainly because the plot is tied to the developer.

The child's room is ambivalent, as a Venetian blind does not make it completely dark at night. In the end, I decided on a roller blind, but we also have windows facing two directions, so the sun usually doesn't fully pour in through both. And whether you "have to" do it because of the outside view, your budget has to decide. There are supposedly people who prefer to sit in the dark behind roller blinds in summer because the outside view fits better then... Pretty crazy, if you ask me. But that's up to everyone. Or just have strong air conditioning, then the roller blind can stay open... Equally crazy
