Yes, the thing with the comparative offers is a bit tricky.

We have asked two more GUs. One was about €20,000 - €25,000 cheaper in price, but we just didn’t have a good feeling about him. We have been waiting for the offer from the third GU since mid-December, despite multiple follow-ups. I have heard from acquaintances that this GU apparently took on too many orders and now can’t keep up.

Well, maybe we will take a closer look at the individual contract award again. However, we avoided that because of the high organizational effort (we would only commission the architect for the first stages). We need to think about that now.

Even though we really feel well taken care of by the first GU, the price just makes us a bit suspicious.

I really can’t imagine that the regional fluctuations within Germany for construction projects are THAT big. The builder also builds in FFM, which is not exactly known for bargain prices. My offer still lacks the complete heating system including underfloor heating, all windows + entrance door, roof covering as well as all floor coverings and wall works (top plaster, painting, etc.)

But they are. Maybe you haven’t been around here long enough, or you rarely browse the construction costs/financing threads.

Your prices are from 2019 (so contract presumably 2018), which of course already makes a difference.
I would have thought that the Frankfurt metropolitan area in Hesse actually already belongs to the rather high-priced regions. You either seem to be proving the opposite here or to be a total exception.

You can calculate yourself what you would have come up with according to the average calculation here.
2000 EUR/sqm (partly already tight for you currently but probably still suitable).
The 2000 EUR are standard for a decent specification. So nothing stuffed full of built-in spots, controlled residential ventilation, and blinds everywhere or 1x1m tiles.
Now add double garage 30-40k, exterior facilities 20k (flat plot, just some paving/splash guard etc., otherwise usually significantly more), and incidental construction costs of 15%.

Now there are regions, mostly very rural, where you get below 2000. And those in the commuter belt of Munich, Stuttgart, Nuremberg, etc., 2000 won’t get you far.
Of course, it’s also a question of your own discipline.
Many don’t even have roller shutters, are happy with standard ceramic and 30x60 tiles, etc.

I understand what you mean, however, I come to a total cost of about €2500/sqm for my house. And yes, I signed the contract in 2018, so it was certainly cheaper then. I also obtained several offers back then and ultimately decided on a [BU] in its 3rd generation, which was at the higher end of the offers due to the high-quality materials (out of a total of 4 offers from local [BUs]).

I don’t quite understand what you mean by that. Total costs including everything? (Additional building costs, garage, outdoor facilities, etc.) The calculation doesn’t make much sense. The 2000 EUR/sqm is only for the house. Without additional costs etc.
