No, it wouldn’t – or only to a very limited extent. Much of what differentiates the various providers cannot be found in the construction service description, and I would say we’re not talking about a few hundred euros hidden here or there. I’ll put it this way: If the house were 20 - 40 thousand euros cheaper, I wouldn’t have been surprised either. Otherwise, I can only repeat what has already been said: The surcharges look fair (or usual), the base price not so much.

Ok, thank you very much. I would also like to share with you the rest of our calculation:

- Material own work (electrical, floors, painting, tiles): 30,000 €
=> I have to say here that my husband is an electrician and has corresponding contacts
(for cheaper material procurement, etc.)

- Contingency for sampling: 10,000 €

- Double carport with storage room: 15,000 €
=> Dimensions 7 x 8.30 m, own work for assembly

- Outdoor facilities: 20,000 € (plot is almost flat)

- Additional construction costs: 35,000 €

Kitchen, furniture, etc. are extra.

Is that realistic?

At least it seems appropriate to me for now. When building, it's never about 100 or 1000 euros anyway.
