well, my standards for materials and equipment are also rather high. Natural stone window sills inside and outside, a fireplace, and a pull-down staircase were also included in that price.

Well, you probably just made a really great deal, although I doubt that nowadays you can even come close to those prices, even if it wasn't that long ago. In that respect, it probably can't be used as a benchmark for .

Even if I calculate an unrealistic price increase of +20% from 2019 to 2020, I am still cheap there. It seems to me that something is not right with the offer from the TS, because the surcharges or listed items are more than realistic.

I would argue that the offer from the OP is closer to the "usual" current price range than yours from 2019, so I wouldn't immediately assume that something is "wrong". However, it still doesn't seem particularly cheap to me.

Sorry but I think you cannot use your prices as a benchmark. No idea if this is a Gallic village in central Hesse (I can’t say anything regionally about central Hesse) or what kind of contractor you got, but your prices are clearly well below average even for 2019. Especially when I see from different threads what you wrote about the equipment. I don’t want to doubt it and I sincerely congratulate you on the amazing price. But what you described, for that in 2019 on average you would have gotten just the shell in an average region. 1000 EUR/sqm is not unusual for the shell. You basically built almost turnkey. Still missing are sanitary and painter/flooring work and that’s it.

I can only agree with the price of the offer mentioned here. At first glance the base price is somewhat steep but the additional charges are more than moderate.
There are also strong differences in Bavaria, so I cannot rate the specific region.
Only more offers will make you wiser.
