In 2019 I paid 240,000 for a 200sqm house (solid 36.5 Wienerberger) without a basement with the following included services (developer):
-Electrical installation
-Roof truss
-Interior doors
-Screed
-Construction electricity
-Construction site toilet
-Interior base plaster including ceiling spackling
-Concrete staircase
-Exterior plaster
-Carport (which alone cost 33k)
-All excavation work required for the construction
Sorry but I think you cannot use your prices as a benchmark. No idea if this is a Gallic village in central Hesse (I can’t say anything regionally about central Hesse) or what kind of contractor you got, but your prices are clearly well below average even for 2019. Especially when I see from different threads what you wrote about the equipment. I don’t want to doubt it and I sincerely congratulate you on the amazing price. But what you described, for that in 2019 on average you would have gotten just the shell in an average region. 1000 EUR/sqm is not unusual for the shell. You basically built almost turnkey. Still missing are sanitary and painter/flooring work and that’s it.
I can only agree with the price of the offer mentioned here. At first glance the base price is somewhat steep but the additional charges are more than moderate.
There are also strong differences in Bavaria, so I cannot rate the specific region.
Only more offers will make you wiser.
