Thank you very much for your opinion. You confirm what we have already thought ourselves.

I will now list a few points that are included in the price according to the construction service description:

- Earthworks: excavation for soil classes 3 – 5.
- complete construction site setup, construction power, etc.

- plastic exterior door (value estimate: €3,000)
- 300l hot water tank
- two electrically operated towel radiators
- sanitary equipment from the company Laufen
- plastic roller shutters
- utility sink in the laundry room
- garden water tap with frost-proof outdoor fitting

In addition to the 2.5 m wide lift-and-slide door, the price also includes 2 single-leaf terrace doors and 18 windows (including two panoramic windows).

In the bathrooms, there are also two floor-level showers.

Furthermore, I would like to break down the individual costs in more detail:
- house price (excluding trades heating/sanitary, electrical, flooring installation, tiling, painting): €312,015.00
- costs for heating and sanitary installation: €47,348.00
- surcharge for 42.5 cm bricks: €3,179.00
- surcharge for floor slab insulation (for KFW): €7,603.00

Extras:
- controlled residential ventilation: €11,722.00
- electric roller shutters: total €2,526.00
divided into 4 x €244.00 (up to max. 1.01 m width) and 5 x €310.00 (from 1.01 m width)
- housing for spotlights: approx. €2,000 (at €62.00 each)
- cistern: €3,273.00

Unfortunately, the general contractor's offer is not broken down any more detailed than this.

The surcharges do not seem unusually high to me. It is rather the base price that is on the higher end of normal. Besides, it looks like you already have some incidental construction costs included in the package. The offer is not cheap, but maybe not expensive either.

I also find it too expensive.

One more question as a point to consider: Are the 42.5 cm stones at your request? With 36.5 cm you can easily achieve KfW 55 and also have more living space with the same footprint.
