Well, I would call that a disaster.
Here is a counterproposal:

Why does every company say something different about the static? Probably because every company uses different materials. If you plan the ground floor practically without load-bearing walls in the living room, only lightweight construction should be used on the floors above. Personally, I have no problem with that at all. Some don’t like it. But then you have to plan differently.

I find the separation between kitchen and living room more cozy with these fixed dimensions. Namely in a kitchen-living room and a living room. That simultaneously has the advantage that you can watch TV in the evening without half the house waking up because of the noise over the stairs:

However, an island is not possible like this.


No, bad because it does not conform to the standard. Why is something standard? Because it is close to the optimum. Everything that deviates from it is either another optimum or none.

For example, company Hel*a (Poroton with ETICS): Here we would have visible beams in the living room, the technical room would "definitely not" work in the attic due to heat loss and pipes, and there would also be a small wall in the kitchen which we absolutely do not want:


Another regional company builds with the same material and there the beam can be let disappear in the ceiling, the technical room can be placed in the attic (additional costs) and such walls are not necessarily required.

How do I get the exact number? If we have a max eave height of 6.5 m and a gable roof of 30 degrees, how much distance do we have to maintain or max build on a plot width of 11.5 m?

In the lowest one I already learned that technical installations in the attic are possible. Therefore, I simply conclude that certain companies that exclude this do not want to/cannot accommodate customer wishes outside the standard.
Massivhaus Mi**elrhein was quite horrified by our idea (but well, the saleswoman/advisor was really "speechless").


At 2 companies that can implement it this way. A V-staircase on the ground floor (isosceles L-staircase) and then a U-staircase on the upper floor. They said that the angle where the step starts on the ground floor doesn’t matter initially; what matters is that it ends at the correct spot where the other then continues or picks up on the other side.

Do you mean the spot I marked in red down here? Ceiling height is 2.65/2.70m. Won’t that work then?

Yes, the neighbor is building flush with us, we are 1.90m longer

You have to figure that out very precisely, otherwise due to the wall alignment on the upper floor, the stairwell for the stairs from the ground floor to the upper floor will be built over too much and you will get head problems when going down from the upper floor to the ground floor. And whether that works can only be determined with a very precise drawing and for that your floor plans are missing far too many measurements. I don't think that the ground floor gains anything from the right-angled staircase, but I do find the look of the two different stairs stacked on top of each other very unusual. Placing the beams in the ceiling and then reinforcing the ceiling there is possible, but it should be reflected in the costs. Because the room is too wide and too deep for a free span.

Currently, we have exactly one cabinet in the living room that is 60x1.80m and a TV stand, nothing more... and even these could use some decluttering. We prefer large cabinets in the bedroom or study where stuff can disappear. In the living room, only the essentials for camera, charging cables, books, etc.
Likewise, we have planned a very large kitchen unit where not only plates disappear but also vases, candles, etc. We practically prefer to store more in one place elsewhere rather than a little bit everywhere :)

General off-topic question: Which drawing program can you recommend for a floor plan for a layperson? I do not get any dimensions from Roomsketcher.
