And exactly this company (where the least was possible) was actually by far the most expensive :oops:


Basically, I agree with you, BUT I am firmly convinced that if you have a lot of space, you also accumulate a lot of junk. The cupboards that initially had so much room are full of stuff after 2 years that could actually be disposed of.
That is also our perspective on the basement: If I only use it as storage space without an office etc., then in my mind I have to calculate what a basement costs and what it would cost to throw away all that stuff and to replace it if really NEEDED (okay, let’s put aside the environmental aspect for a moment). I see it so often with others... so much storage space, so much room and no one knows what is in the drawer anymore.... my first thought when entering such a house is: "Order bulky waste collection". I find too much stuff/possessions burdensome, I want air, views, that is more important to us than keeping my daughter’s Puky for 5 years ;)

That’s why storage space is basically important, but preferably consolidated in large built-in cupboards in the bedrooms/office/attic, but not scattered everywhere. Can you understand my perspective like this? :D


I’m actually working on it right now and as you can see it’s not good :) We have dropped the idea of different stairs... OK, your arguments make sense... let’s drop this idea ;)
A straight staircase was originally also our first choice, but we were already told it would take up too much space. I once saw a floor plan with a straight staircase across the room, but then the living room was too much separated from the kitchen/dining area by a narrow passage.

Exactly, that’s mine too. Meanwhile, we have narrowed it down to KLimaver (glass) in 36.5 or Poroton in 36.5, monolithic :)


I have seen this here quite a few times already, so I thought it’s common because of Google and stuff :)
Oh, the lady from Koblenz? That was by far the worst conversation… never before have I looked at my husband during a conversation and asked with my eyes if I had just misheard. The knockout line, all snippy: “Then just buy a Ytong block at the hardware store and put it in the bathtub. Then you’ll see how much moisture it soaks up.” Brilliant, the houses may be good, but that was the deal-breaker.

In general, I could rant extensively about sales reps too, I really wonder if there are people who get talked into signing at the second meeting just because they get a free iPad. These rock-bottom prices and “Only this month” special discounts totally put us off—we were always quick to leave.
Appointment at ELK: “What is important to you? What do I have to do as a consultant for you?” Me: “Transparency: I don’t want any surprises and want to keep track of costs”… then came the offer on a DIN A4 sheet… okay, and already calculated without the foundation slab.

And so on… and so forth….

Your list of providers is already "in progress" :)

??? I merely listed several DH/RH developers for you – mind you, not as a general contractor for your construction realization, but merely as floor plan examples of functional semi-detached houses. Why Koblenz? According to your profile, you are building in Hesse? Consider my stone mantra! – do you really find an experienced general contractor nearby for an exotic building material? For Poroton, you can find one "on every corner," and Weton has already been recommended for Liapor. Above all, every staircase is the wrong first step for a floor plan design. Take suitable floor plan examples and start every planning from the upper floor; the basic approach I have explained several times. Where to find my already mentioned external contributions also includes information about contact options. Precisely guiding those eternally going in circles in wanting to build is my profession.

You would probably have to compare the construction service descriptions with each other. As long as no signature has been made, the contractors usually only calculate their construction service description at x€/sqm. When the customer is then hooked, the costs of the special equipment come in.
But well, that's just poking around in murky water now.

By the way, I deliberately built without a basement :D


Partly: better a closet where chaos could arise. And if your 5-year-old daughter comes punky instead of with the Puky in 5 years, then you will be glad if you had a built-in wardrobe right there, exactly where chaos first spreads in every house, instead of chaos. Because right there, where your wall begins, a wall closet can just as well stand.

There is no planning reason to squeeze a door right into the corner of the house if it can be done differently.
As already said: from a design perspective, this "squeezing into the corner" does exactly the opposite of what you want: air, view...

And according to your design variant, everything would have to be carried past the kitchen. That's certainly not nice for the open food preparation area.




Unfortunately, I will probably have to revert, since such a staircase further restricts the use of the attic.

Yes, in Hesse. We had the pleasure of meeting both ladies. Originally at the construction fair we met the lady from Frankfurt. At the same time, however, an acquaintance who had built with the provider established contact with his contact person. She of course immediately informed the lady from Frankfurt that she was "already working with us," and so it stayed with her for the first conversation. But to be honest, there was no difference between the two...


In this case Lechner Massivhaus. We find expanded clay extremely exciting. But it would have to be a 42 cm wall. To achieve the same thing with Klimaver 36.5... the rest in processing etc. is the same at Lechner Massivhaus.
