Are these rough construction costs market-appropriate for 160 sqm of living space?

I overlooked that, we are also closer to just under €1000 there, but those were partly cheap offers from multiple individual awards. With bad luck, it could have also been €1200-1300.

As already posted on the 1st page: For me, the just under 1000 euros also fit. "Shell construction" sounds like little, but in your case the roof is completely covered and the windows are also installed. The windows actually no longer count as shell construction. As far as I know, the roof steel counts towards the shell construction, but for example not the roof covering. So you can see that the term "shell construction" is not always defined the same way. Hence probably also the big differences.

Currently we are building:
KG 161.5 m² concrete WU
EG 134.1 m² (plus terrace/balcony) Poroton 36.5cm
DG 100.7 m² (plus terrace/balcony) Poroton 36.5cm
So a total of 396.3 m² (plus terrace/balcony) including base layer and floor slab (without roof, windows) just under 200k EUR, gross.
That makes about 500 EUR per m².

The bigger it is, the cheaper it gets in proportion, of course. Instead of bricks, we plastered the outside with some extras, which also costs 25,000 or more. So bricks are probably a 10 grand surcharge.

Our shell construction including windows and roof was about €700/sqm...with us, prices have not risen as much as in most other regions..

I would like to calculate this out of interest for our construction. 160sqm living space, no basement, gable roof with 40° slope, 36.5cm Poroton bricks However, I am also wondering what exactly is included. The pure construction costs for shell + roof + windows are clear. But what about architect services, building permit, structural calculation, thermal insulation certificate, utility connections...? What is included in the TE? When I include all this for us, I end up at €107,000, which corresponds to about €670/sqm. However, the architect was from the family (so costs were only a small compensation). Very, very much own work during the shell construction Window installation by a friend without costs
