Are these rough construction costs market-appropriate for 160 sqm of living space?

1.) Thank you very much already. The 1300 seemed low to us as well, however, I now have a total of 5 turnkey house offers and all are between 1350 and 1550 EUR/sqm for us. I find it hard to believe that all (!) house building companies want to deceive us with such offers. To be clear: there is no garage, no garden, and no shutters etc. included. These are only HOUSE construction costs. Everything above the base slab. So only shell construction + trades within the shell construction.

2.) We are actually in contact with Town & Country. However, I am not yet completely convinced about the land service contract. Or rather, we have now come across a construction supervisor who can arrange a good plot of land for us if we build with him. And plots are an absolute rarity here! By the way, the Town & Country house costs 1500 EUR/sqm with some equipment.

3.) So, as I gather, there are now different views on the shell construction costs. readytorumble thinks they are okay, Bookstar finds them too low. Are there any more opinions?

Where is the best place to have such offers reviewed by a professional? Construction experts are more for the technical aspects. Are there also specialists who deal with such financial statements (except for an architect, which we do not have)? Our construction supervisor is not independent, as he is connected with the companies. Which is also okay, but I would therefore like to have it checked by someone independent. Sorry for the long text

You only have the final price after the sampling. Turnkey is very flexible and means anything from without floor and wall coverings to the moving truck can pull up. Then it also depends on the construction service description. The craziest thing I saw was including complete electrical installation (10 outlets) You really only get offers once you have a plot of land and know how you can build. The cheap ones are not bad at first. They just offer a different quality and level of equipment.

Building experts also review construction service descriptions. You have to add your extras yourself. It helps to ask the BU what roller shutters, etc. cost. You don’t plan your costs within 2 weeks; that requires quite a bit of time. A BU also knows that and tells you, "If you build with us, then there is also a fancy plot." Sign!

That does not surprise me. And at first, it has nothing to do with "fooling" anyone. But "turnkey" is a broad term that everyone interprets according to their pricing policy.

With us, the general contractors' initial offers were all between 1400 and 1900 EUR. At first, you are shocked and wonder where the large difference comes from and what makes the latter so expensive. And when you then look into the details, it quickly becomes clear.

For the most expensive, floor coverings, painting work, and other equipment are already at a pretty good level. For the cheapest, all that is missing, and things like roller shutters or ventilation systems are added on top of that.

And in the end, with all of them, you end up at the (here repeatedly proclaimed) 2000 EUR ±5%. Surprise!

Our house costs turnkey 149,500. As of 2013. At the signature, at the bottom right it stated 180,000. Before the first groundbreaking, it was 205,000 including the finished garage.
Additional on-site were fireplace, kitchen, landing, carport, etc.
Extra costs for tiler, electrician, and sanitary approximately 20,000 shortly before moving in, of which almost 15,000 for tiles in the living area.
Upper floor floor and walls were EL.

I still haven't really made any progress. For a price comparison for the shell construction, I have contacted other companies, but either they do not want to submit an offer here at all or there has been no response yet.

Now let's get to the point: Are approximately 1000 euros/sqm for a simple closed shell construction with a gable roof and windows without a basement a basis for discussion? Or is that a rip-off?

When I google, something about an average of 550 euros/sqm for the shell construction appears?!
