About the home equipment itself.

Standard electrical installation included in the price or already upgraded according to the number of sockets, light switches, and light outlets you want or need.

What about internet/telephone? Just one TAE or contemporary network cabling?

TV cabling?

What I generally often find missing in the listings are lights. You can really spend a lot of money on that.

An outdoor water tap is also a point that people don’t always think about.

Here we are actually very lucky. We have a company in the family that takes care of these works completely. Of course it will also cost something, but I think we definitely won’t push the €15,000 to the limit.



An outdoor water tap is included, also the connection for a lamp and two sockets. Otherwise, the electrical preparation is well sufficient, I cannot fault it at all. We will mostly bring lamps ourselves, but you’re right, for some rooms we will also get new ones. That goes into the pot for new furniture!

The Cat7 cables for network technology can easily be pulled through the conduits and connected by yourself. Had a builder who wanted 1,700€ just for the cables.

Hi,

we are currently also calculating the additional costs for a prefabricated house.

6,000 for the floors still seems too little to me. We now calculate about €7,000 for 150 m² for inexpensive tiles and second-choice parquet with impact sound insulation and baseboards. Without material costs that the tiler has additionally, tile adhesive, etc. I would rather round up a bit more generously.

We have taken out the final sanitary installation, but during the factory tour we saw that we would otherwise need to massively upgrade the bathroom. I don't know what standard you have.
Have you already seen the specification center? I find that you immediately realize there what you want to upgrade.

I haven't found such cheap doors on the internet, for 14 pieces rather around €4,000.

For tools and miscellaneous, I have generously calculated a buffer (in addition to the "final buffer") of €3,000 and €5,000.
Better a little more, otherwise it would quickly be repaid early anyway.

Otherwise it looks quite good to me, but I myself have hardly really paid anything yet.

We have €8,000 for the kitchen without appliances.

A house has 4 sides and unless it is a semi-detached house, 2 are preferable.
One lamp is also a joke. Is it at the entrance, terrace, side, or where?


What is sufficient today will be insufficient tomorrow, i.e. 2021.

LAN in every room, satellite system, extra fuses for washing machine, dryer, and stove... several more two-way switches, dimmers, switchable sockets... overall, today I would estimate at least €10,000 for plumbing and electricians together, if the 180x80 tub, rain shower, etc. are not already included with the plumbing.

That reminds me: mirrors and furniture for 2 bathrooms: €5,000

Flooring: factor in 1/3 more for skirting boards, adhesive, and incidental costs.

I find the terrace and yard materials questionable. That costs more.
Garden system costs more too.

I also find the flooring tight. I have 131 sqm of living space and paid 2500 EUR for tiles + materials, nearly 6000 EUR for vinyl + moldings. However, I did not choose the cheapest options. For paint, non-woven wallpaper for all ceilings + throughout the entire ground floor, textured wallpaper for the children's room, textured plaster for bathrooms, etc., I spent 2200 EUR.

The contract included 55 power outlets. For 4 Cat7 data sockets, 28 LEDs, 23 additional power outlets, doorbell, high-voltage power for the garage including cables and installation, an additional 2300 EUR were added.

Telekom wants 799 EUR for the house connection.

Also keep BG Bau in mind, they want insurance contributions for all involved helpers except the homeowners themselves.
