6,000 for the floors still seems too little to me. We now calculate about €7,000 for 150 m² for cheap tiles and 2nd choice parquet with impact sound insulation and baseboards. Without material costs that the tiler additionally has, tile adhesive, etc. I would rather round up a bit more generously.
We took out sanitary final installation, but at the factory visit we saw that we would otherwise have to heavily upgrade the bathroom. I don’t know what your standard is.
Have you seen the sample center yet? I find you immediately notice what you want to upgrade there.
I haven’t found such cheap doors on the internet, for 14 pieces I come to about 4,000.
For tools and miscellaneous I have also calculated a generous buffer (in addition to the "final buffer") (3,000 and 5,000).
Better a bit more, otherwise it would be quickly repaid specially again.
Otherwise it looks quite good to me, but I myself have hardly paid anything yet.
I like a vinyl floor, which costs around 30 euros/sqm.
5,500 could be realistic, I think. We don’t need tiles.
I’ve already looked at sanitary, luckily we like the standard.
Are you building solidly? Or also a prefab house?
LAN in every room, satellite system, extra fuses for washing machine, dryer, and stove... some more two-way switches, dimmers, switchable sockets... overall I would estimate at least €10,000 today for sanitary and electrician together, unless the sanitary already includes the 180x80 tub, rain shower, etc.
...
Questionable is the material for terrace and yard. That is more.
Garden installation is also more.
I actually don’t find LAN in every room necessary, but that is probably a matter of taste and usage.
The fuses are already included, and we have planned enough two-way switches. I don’t like dimmers. The standard is already sufficient.
For the yard I calculate about 2,500 euros, for the terrace the same again.
Garden installation... I have no idea there. But probably we won’t include anything in the financing for that, rather pay when it arises.
For paint, non-woven wallpaper for all ceilings + the entire ground floor, textured wallpaper for children’s rooms, textured plaster for bathrooms, etc., I was at €2,200.
The contract included 55 sockets. For 4 Cat7 data sockets, 28 LEDs, 23 additional sockets, doorbell, heavy current for garage including cables and installation, another €2,300 came on top.
Telekom wants €799 for the house connection.
Also keep an eye on BG Bau, which wants insurance contributions for all involved helpers except the builders themselves.
Thanks for the hints regarding BG and Telekom.
We would like to award puttying and wallpapering ourselves, then paint ourselves.
What is realistic for this I do not know at all, maybe 10,000?
Topic outdoor facilities:
What else is to be done besides the hedge and the terrace?
Splash protection strip?
Entrance platform?
Driveway?
Rainwater infiltration or similar?
The hedge is not a cost factor. Terrace for 2000 will be very tight though. What kind of terrace is it supposed to be and how should the construction be done?
No splash protection strip.
No entrance platform.
Driveway see above.
No rainwater infiltration.
For the terrace we thought of a WPC covering on rubber pads. We reckon 2,500, because here too only the material costs arise.
