Hello everyone,

after quietly reading along extensively for a few months now, I would also like to ask you for tips, feedback and suggestions regarding our floor plan.

Here is a brief summary of the details in the profile:

Bebauungsplan/Einschränkungen
Size of the plot – 880 sqm (reserved but not yet purchased)
Slope – no
Details in the picture. Two-storey building is allowed. The “Tuscan” style is also explicitly mentioned as an option in the development plan.

Anforderungen der Bauherren
Style, roof shape, building type – city villa, Tuscan style
Basement, floors – no basement, ground floor, upper floor
Number of people, age – 2 people (34 & 32), planning for 2 children
Space requirements on GF, UF – GF with office; UF 2 children’s rooms, bedroom, dressing room and bathroom
Office: family use or home office? Home office once a week each
Guests per year – 10 overnight guests per year
Open or closed architecture – partly
Conservative or modern construction – modern construction
Open kitchen, kitchen island – open kitchen with kitchen island
Number of dining seats – 8 seats
Fireplace – tunnel fireplace as room divider between dining and living area
Music/stereo wall – no need; TV above room divider
Balcony, roof terrace – covered terrace under “Tuscan” roof
Garage, carport – carport under “Tuscan” roof
Utility garden, greenhouse – no need
Other wishes/special features/daily routine, also reasons why this or that should not be

House design
Who created the plan – planner of a builder union + do-it-yourself
What do you like especially? Why? Above wishes are implemented, layout of the children’s rooms
What do you not like? Why? Bathroom on the upper floor maybe too large, little storage space except in attic, under stairs and possibly in utility room, living area maybe too small (maybe smaller office in favor of living area?)
Price estimate according to architect/planner: approx. 250k
Preferred heating technology: gas heating

What is the most important/fundamental question about the floor plan summarized in 130 characters?
General opinions on the floor plan, alternative ideas for the upper floor

The floor plan looks quite okay to me - everything else is a matter of taste. For example, I don't like the stairs in the "dirty area". If you have been reading here for a while, I wonder about this here: Where are you building anyway? Otherwise, since no square meters are listed anywhere, but I can roughly read 10m x 11m, which should be about 160 sqm, I come to this calculation: 160*2000€ = 320k€ +40k ancillary construction costs = 360k +20k ceiling floors = 380k +20k exterior = 400k +20k buffer = 420k Why do I immediately go after the price? So that you either calculate more money or adjust the plot to the possibilities. Best regards

The price of course does not include additional construction costs, land, etc.

I am fully aware that there will be a whole bunch of costs on top of that. It is merely the offered price from the GU for the services we requested.

We are building in SH in a rural area, which will make the price somewhat lower than is often read here.

My main concern in this post is also the floor plan itself with the questions above.

But thanks for the hint :)

Safe with the two-story? In the development plan I see "I". Or what does that stand for?

My points:

Upper floor:
Dressing room is 2m too narrow. With two 60cm wardrobes, only 80cm remains between them. Wardrobes encroach into the window area.
Fireplace is in the middle of the wardrobe area in the dressing room.
I somehow don't like the entrance to the children's room.

Ground floor:
Why is there a door from the car into the utility room when the path to the front door is already covered?
Dining table and kitchen might be a bit tight.
Closet almost non-existent.
Access to the storage room also from the car side, to get out properly with bikes and the garbage bin.
No window on the west side.

What I forgot to mention. Draw the furniture in original size and for example see how much space is needed to maneuver chairs.
