There is a change to the development plan. However, it is only in prose and therefore spans several pages. Two-story buildings are permitted there.

So the price without additional construction costs etc. can already be right.

Regarding the floor plan, I immediately noticed that you wrote that you want 8 dining seats but only 6 are drawn. Overall, I find that the floor plan of the ground floor somehow looks messy but I’m not exactly sure yet what bothers me about it.
I also find the bathroom on the upper floor unnecessarily large.

The wardrobe would be personally way too small for me, the downstairs toilet and stairs are only accessible through the dirty zone. Maybe you should reconsider that with the children, the orientation of the children's rooms is rather questionable...

The clear, generously appearing exterior contrasts with the partly convoluted and narrow interior. With that, the design would be out for me.


    [*]The dressing room is narrow and requires a clothing storage solution aside from the usual 60cm-deep wardrobes. Such solutions are more expensive than standard ones if they are good.
    [*]I like the roughly equal-sized children's rooms. I do not like the look of the entrance door solution.
    [*]The entrance area is quite narrow. Our children have the almost uncontrollable habit of leaving all kinds of things in the entrance, so a bit more space for "stuff and wardrobe" is certainly sensible. With small children, you need especially a lot of space, for example for a stroller. The utility room will probably become a frequently used entrance in practice.
    [*]For "once a week home office," the study is too prominent for me. I do not know what kind of work is done there—if you need no more than a laptop, I would create a "mini-niche" upstairs.
    [*]The windows are nicely positioned from the outside view but are not simultaneously designed from inside to outside.

I think the blue Golf I with rubber spoiler is awesome!

The drawn-in bed is at most 140 wide and probably has a 120 mattress?!
No wardrobe fits in the dressing room, only segmented furniture. Also no 60 depth, the wardrobe will definitely stand in front of the window.
Chimney space impossible, it looks like a tall industrial chimney with its placement on the roof.

Do I see it right that the carport setup in the west covers everything?

TV above the fireplace? Who steals which show there? That really does not look good.

The kitchen will not be sufficient with the furniture.

The wardrobe is only enough for the usual jackets, but not for the whole family wardrobe including bags, sports gear, etc.

Bathroom should be planned.

Where is the construction supposed to take place? (I do not recognize your plan section in the development plans 52 and 53 at least)
