Even if the house price works out, nothing unusual must come up, because it doesn't sound like there is any existing buffer.

Yep, and that is extremely rare. We really already have a pretty "all-inclusive" house contract, but even we have a few items here and there that we didn't have on the radar beforehand. For us, it just eats up the funds for the outdoor area, which is bearable because you can cut back there. But if you are stretching the financing to the limit, it can quickly backfire.

No, he’s talking about: I assume, for example, that he approaches the house building matter completely inexperienced and naïve (like many others, including us). There is nothing wrong with that; everyone starts by gathering information. It’s just that many do _not_ consider that there even are additional construction costs. That they depend on the land and have to be borne by the builder. Staying here with the OP, the correct subforum (construction costs) has not even been chosen, so one can assume that there is no knowledge about this at all. One can assume that by move-in ready and “all in one” he means everything except for the land itself as well as the processing of the land (terrace, driveway, garden).

And a word of caution there too: By leaving out the terrace, driveway, garden, you shoot yourself IN THE FOOT SO QUICKLY. We are currently building our second house and are noticing again towards the end that it is careless to postpone certain things in the outdoor area too far into the future. Sure, you can do that, but it is so impractical for everyday life. I just can't simply do the driveway "later" if my car is supposed to get into the garage somehow. The access path can also be done in 3 years if you find it okay to walk over pallets into the house for that long and carry mud or gravel into the hallway. I'm already looking forward to planting greenery – but I urgently wish for at least some kind of (no matter how cheap) enclosure of the property – in our case, that would be about 90m of fencing. Oops. You also want a terrace sooner rather than later, otherwise you can only enjoy the first summers with the new terrace door from inside. That quickly adds up to a lot of money – I didn’t want to say gravel or grit here to avoid confusion ;).

Sure, you need some money, but not that much at the beginning. There are plants given away or very cheap via classifieds, lawn grid stones for the driveway too. A chain-link fence will do for the fence and the garden furniture also stands perfectly on a piece of self-sown lawn. Of course, it’s nicer if you can have everything done perfectly (although I didn’t want that in the garden at all), but you can also live with a cheap start in that regard.
