It is primarily about the AI estimate for the house. How much is planned for the plot and whether and how much for additional things is not even brought up as a topic. Since the OP does not comment anymore, the thematic branching is not necessary for the OP; all that is elsewhere in this forum and can be found quickly if one wants to know more precisely. Since Heinz von Heiden does not offer its affordable houses as an AI package either, they do not meet the OP's expectations.

In 2-3 years I can pay cash for it and don't have to take a private loan at currently 4-5%. Apart from that, these are once again absolute luxury problems of today's generation. Back then, it was quite normal to build on your place for 5-10 years. If you have the money... do it. But don't keep telling such nonsense.

Why should there be a knee-high step at the terrace door? Not every house is built that high above ground level. By the way, there are doormats for dirt in the house. No, paving will certainly not get cheaper in a few years, but by then you might have saved something up that you don’t have to finance at 4%. Or you do it slowly yourself and only have to buy the material.
