Well, I'm saying these are small things that need to be done.

- Paint the roof overhang
- Seal the base
- Floor-to-ceiling windows ground floor window sill
- Floors/ceilings/walls
- Container for construction debris (bricks, concrete)

I think you can get all that done for 20k€ with affordable craftsmen/materials if you don't want to do it yourself. Otherwise, basically good stuff is used, no cheap junk. I can't say anything about the tiles because I want to lay them myself. But I've heard that there are good tiles - although with limited selection. There are even 30cm floor works with gravel included. Not everyone offers that either. That alone costs almost 8-10k€. My point is just to show that it is definitely possible to get it done turnkey.

But that is exactly what you have NOT shown so far. Of the 20K, the painter already easily consumes 10-15K. Painting the roof overhang and sealing the base also easily cost four figures. 30cm of excavation is almost never enough, so in 90% of cases there is an additional charge. At minimum, the excavation must be removed or spread out (for a fee). Where are the approval fees, house connections,... I have never seen anyone in reality who hasn't added something that was not included in the house price or was only of poor quality/appearance. Up to that point, the budget is never sufficient, and then you would have a house surrounded by mud and dirt. Even at the very bare minimum, this amounts to a five-digit sum. Anyone who really wants to do absolutely nothing usually conjures up a garden landscape not even as DIY from piles of dirt around the house. So conclusion: no, with the examples so far it is not possible. I am really interested in whether it is theoretically possible, but I just don't believe it.

But he is talking about the pure house price without additional construction costs or external facilities. I specifically reread the text. And it is about standard without extra wishes, it also says so in the text!

If the pure house price is really meant, with a lot of luck and zero extras you might just make it with the mentioned upper limit. But as soon as any additional building costs or similar would have to be paid from the budget, it won't work anymore.

That may be the case in a few regions. With us, the townhouse mentioned by Reggert costs a mere 297k or about a quarter more. It's probably similar with your house. And then we are still 20 sqm or a second children's room away from the targeted 120 sqm.
