Hi,

we also live in the outskirts here (although NRW), and we've been through this with our old house, which had been in the family for generations.

You might be allowed to buy, but here comes the big but...

Conversions like complete renovation or demolition and new construction are only possible under very specific conditions.
Number 1 and the basic requirement for the authorities to even deal with it is that the old house has been your main residence for 5 years.

Then an architect here would have to "write off" the old house - you need an official statement from them about the condition and that future living is only possible with complete renovation or new construction.

And then the fun really starts.... -.-
So please inform yourself at the building authority beforehand about how it works in your area.

Here in the farming communities many have tried what you are wishing for now and ended up with an old broken house and were not allowed to build!

Nevertheless, you need money from the bank, right?

In rural areas, there are some banks that do not finance at all; and many do not apply the same standards as in urban areas.

Hello everyone,

after receiving significantly more positive statements from the building authority and the district - contrary to our expectations by now - we purchased the property. The planning has already begun as well. There definitely seem to be large differences from region to region in how the topic of outdoor areas is handled. At least there seem to be possibilities regarding the design of a modern residential building for non-privileged persons. There seems to be some truth to the issue with financing through direct banks, as some exclude financing of construction projects in outdoor areas. Our regional bank does not differentiate between indoor and outdoor areas when granting and determining the amount of the loan (we already had a discussion).

However, whether we will actually get approval for our project in the end, we will only know in a few months. I will be happy to report then.

Wow, very brave. What I unfortunately completely missed: How is the stock to be assessed at all? Is it worth preserving? If yes, how large is it? If no, are you allowed to demolish and rebuild? Or partly, partly?
