So at first glance:
EG: Why does the pantry need such a big window, isn’t that just a waste of space?
The guest WC seems a bit convoluted and narrow, does it really look nice that way?
Overall, it looks like a waste of circulation space if you look at the situation in the storage room of the garage, the hallway of the technical room, and the foyer. Does the design come from an architect???
OG: I don’t find a bathroom/WC with two doors very appealing... it will surely lead to many unsightly situations (I would omit the door from the dressing room to the toilet, in my opinion it only makes sense if it had been an en suite bathroom).
The convoluted airspace not only looks strange, it will surely be "strangely" hard to keep clean.... I know what I’m talking about with 6 meter ceiling height in the gallery area.
The gallery does not come into its own, because when you come up the stairs you first run into a wall instead of into a generous gallery. I agree with my predecessors, in the current arrangement the gallery is superfluous. Does this really come from an architect???

Hi,

thank you very much for your feedback.
Believe it or not, this draft actually comes from an architect.
We are trying to implement the mentioned points of criticism in our sketches in SH3D to get an impression. Of course, I would much prefer a proper tool for this, but this is enough for experimenting.

I will try to address the individual points in more detail:

- Costs: Should be somewhere around 300k. Realistic?

- Guest bathroom too small: we agree

- West-facing windows: should be more, especially in the dining room. We agree

- Pantry: will definitely be removed

- Stairs on the north wall: gaining space in the upper floor for square rooms in the south (children's rooms, next point) The current reason for the stairs’ position is: away from the entrance area, as the house is walked barefoot and dirt should not be spread.

- Living/dining room: The sliding door is sacrificed for gaining space for TV/stereo

- Living room: Exit to the terrace facing south and the wall continues for the reason mentioned above

- Swap children's room with parents' room: would be an option!

- In the upper floor all floor-to-ceiling windows are omitted. This was communicated before, but is not considered in the plan.

- Utility/technical room: can probably be planned more openly. The reason for the size is the absence of a previously planned basement. Storage space has to be created somewhere. The garage is out of question for this, as it must accommodate 2 cars and a motorcycle plus a workbench and garden equipment. Furthermore, a door from the utility room leading to the east is intended.

- Garage: the partition wall to the storage room inside will also be removed. It should be open...

- Hipped roof on the garage: fits well with the main roof, doesn’t it?! It should also be used as storage space additionally. Flat roofs tend to leak over time. We don’t want that.

Apparently, a lot still needs to be changed. When I read through it, nothing remains as is...
That is why we turned to you to get unbiased opinions.

so.. We have now taken a seat at the drawing board ourselves and revised the whole thing a bit. The result is as follows: We would like to be sure of this first before we go back to the architect with it. Many dimensions are missing. Forgive me for that. At least the new exterior dimensions are included in the ground floor view. The changes should result in a somewhat more economical version. The first draft, which was posted at the beginning, costs somewhere between 265k and 325k depending on the provider. The truth will probably be somewhere in between. This one will probably be a bit cheaper due to the missing bay window, right? What do you think? Is the room layout such that it wouldn’t necessarily be considered an architect’s house? PS: I can’t draw roofs... It remains with the hipped roof on the house and the garage. The transition can also be designed as a flat roof to loosen up the overall appearance. While cleaning up the drawing, I missed 2 windows. There is one facing east in the utility room and a double door to the covered terrace in the kitchen as well. And now it’s your turn:

She has. Unfortunately, it was also hidden from me while cleaning up (visibility of items in the house).
