300k budget for a 130 sqm single-family house?

I have 550 sqm, and on it is a (with basement) 245 sqm house, 55 sqm paved terrace, 9x3 garage, 2 additional parking spaces, 8 sqm garden shed, 20 sqm connected by bridges climbing towers, 5 sqm sandbox, a trampoline with 3 m diameter, a playhouse, several flower beds, a piece of vegetable bed, a few little trees (still) and I still have to mow about 3 catcher baskets every week with my small petrol lawnmower (when it’s dry). A few more square meters of lawn wouldn’t bother me, but I have enough work. But far from no space.

Like most people here, I am in the planning phase, and it is my good right to participate here, just to make that clear.

And a house with 130 m² of living space does not have 130 m² of ground area (as long as it is not a bungalow). I also never wrote anywhere that something is built one meter from the boundary. But garages are usually built on the boundary, not meters away from it.

If you don’t like that others don’t share your opinion, then maybe you shouldn’t share your opinion.

Well, one and a half stories will roughly amount to about 130 m². Additionally, there is a garage, a driveway, etc., and if you don't build directly on the street, it’s not just five meters...
Then there are a few more meters on the other side. Then you have green space in front and definitely something paved plus a terrace in the back.

What I wanted to say is simply that 150 m² more is certainly not nothing...

I can somewhat understand the thought process. We also had some planning problems at the beginning. House 13 meters wide, 2 meters passage, 6 meters double garage. Then maybe some distance, so you already need a large street frontage. If you also want to set the house at least 6 meters from the street, then you need about 25 meters of plot depth so you can plan a terrace and garden behind the house.

But regardless, this is not meant to be general advice, just a note that for certain plans you need a bit more space.
