300k budget for a 130 sqm single-family house?

In new development areas, they are mostly the exception, especially in expensive locations. Most people are out and about all day anyway nowadays and don’t want huge plots of land that require a lot of work. Whether the neighbor is 10 or 20m away, without privacy screens they see you either way. We also only have just under 500m² and that is completely enough for me (in terms of work).

Exactly, ratio 2:3... If the whole thing were 1:1 or even 3:2, then it would look completely different behind the house...

Then you a) adapt the house and other buildings to the property and b) the garden does not have to be "in the back." The idea that you have nothing is such nonsense!

On my 200 sqm, my little house with 70 sqm floor area, garden house, terrace, and entrance area fit (garage on separate property). There is no setback area (because it is a semi-detached house and a public path). The garden is not big, but it is sufficient AND the location is right for that. Whether 600 sqm or 800 – it doesn’t matter at all – I would focus more on the location and not on the absolute size. Both plots may be built on as you want, etc.

Most people probably prefer the terrace and also the garden to be at the back of the house. Of course, this can be adapted to the property, but a fairly square house is simply more attractive to most people than an elongated one, and it is probably also cheaper than an elongated one.

Everyone just has different priorities. For us, a semi-detached house or even a terraced house is not a "real" house ;-)
