Hello,

I am new here and ask for your patience if I ask a stupid question. Previously, I tried to find an answer to my question in your previous posts, but I was not successful.

Now to my question:
Apparently, there are prefabricated house companies that offer the selection of materials BEFORE signing the purchase contract. Does anyone of you know such a company? That would be a good reason for me to choose this prefabricated house company, as I could then better estimate the costs for the new house.

Thanks in advance for your time and best regards, Pinkiponk

None known to me. Far too complicated. At the end of the day, you scrutinize so much until you cancel. Too many costs.

HelpHelp, thank you very much. I can well understand your answer and think it even makes sense.

Your answer is so clever that I will now immediately take a look at what else you have written here in the forum. Have a nice Sunday.

Rensch-Haus can be visited at events in Kalbach to see the model exhibition. That was enough for us to know that with Clou we wouldn’t make it, normal standard would be okay. As far as I know, they don’t do more than that.

Wir Leben Haus does a rough preliminary sampling. There is no standard bathtub included if a freestanding one is desired, special format tiles, etc. It is at least a good approximation.

Albert Haus, with whom friends built, they went to the sampling and immediately said they could only afford a standard upgrade. This was taken into account.

I find a complete preliminary sampling to be very demanding.

Well, a complete selection is questionable, since it costs the prefabricated house company time (an employee has to be assigned and also paid for your selection) and in the end no purchase contract may be concluded.

However, many prefabricated house companies often have an open house day where you can look at the things that are included in the standard, for example. At the same time, you can see the items that require an additional charge.

Our house sales representative, for example, already included some extras in his cost breakdown before signing. For example, a circulation pump, vinyl floors instead of standard laminate, colored windows instead of plain white, an additional utility sink, etc. A 1.0 x 1.0 meter shower with shower enclosure instead of the standard 90x90, and so on and so forth.

If, for example, you care about the toilet, washbasin, shower enclosure, bathtub, I would look up the stuff I like on the internet and give it to the sales representative. But in the end, you'll have to bite the bullet with the additional costs for sanitary fittings regardless of the house manufacturer.

Our selection advisor even advised us during the selection to order the washbasin cabinets online because, first, those things are outrageously expensive, and second, he couldn’t compete with the internet prices anyway.

And generally, with any sales representative who only reveals additional costs or detailed prices after a signature, I would be out of that deal anyway.

Thank you Haydee. So "... they went into the sampling and immediately said they can only afford the standard sampling. ..." I will try to proceed the same way if I can hold my husband back. It is a clever approach not to look at all the expensive options in the first place when there are already decent things in the standard.
