Which prefabricated house company offers the sampling BEFORE purchase?

Theoretically, things might run more smoothly in a factory hall, but 1. as already mentioned, that only concerns the basic structure anyway, and 2. you can't monitor it at all, and if in solid construction a door is set in the wrong place and the client notices... well, then that part of the wall is simply redone. But if something is wrong with the prefabricated house, you can't just quickly correct it. For example, we had the case that one evening we came to the construction site and thought the sill height of 2 windows was too high. So we sent the foreman of the masons a short message and less than 24 hours later everything was correct without much effort.

That walls and roof are manufactured in the factory hall and thus there are fewer risks than with construction "outside".

And that is exactly what I am afraid of, that I have to be on the construction site every day and check every brick. When the prefabricated house is delivered, I will be there with a few independent experts and if something is wrong, they have to take it back again. Maybe I can also negotiate to have it checked together with an expert already in the factory.

They have to be plugged together. Plug connections could be leaky. The material of a timber frame house can dangerously swell when it rains.

Be that as it may. One side has the arguments, the other the reasons why they build one way and not another. However, you have to be careful not to believe the wrong words or assume something that is not true.

What kind of house is it? For 4 people?
Do you already have a plot of land? What budget is available, and where do you want to build? Have you already looked at a few companies? With these questions you will certainly get more constructive answers than so far.

So far, I have found all the answers constructive, instructive, and inspiring. And since we are just at the beginning, I will be reading and asking here more often.

We already have a plot. We want to spend about 300,000 to 380,000 on a prefabricated house (two-story without dormer, two people without children); ideally, this amount should also include the garage and the floor slab. We are building in the Leipzig region. We have already looked at various companies in model house parks and now have two favorites. I would like a prefabricated house provider from Saxony, but so far I haven't found one in Saxony. Oh, a good idea for a new thread.

We read your reasons for a prefabricated house here about every two weeks. Again and again. As long as you don’t choose a modular prefab house provider like Dennert, what you describe as an advantage is completely wrong. Because the finishing — and by that I don’t mean wallpapering — takes place outside with 5-10 trades involved. So the potential for errors doesn’t differ in the slightest from masonry. On the contrary, in my opinion, it is even more difficult to react to planning errors.
