When should one go to the house planner to compare offers?

Reducing house size does not seem optimal. Is it feasible to change the layout of the ground floor in a smaller house so that it resembles that of the larger house?

Why? The reservation is fixed, isn’t it? Reservations are still reservations. Or don’t you know yet if you will get it?

If you know which plot it is, then start planning.


You can’t generally say either way.

Then play. But see it as a game.
A serious company only gets properly involved in the planning once the plot is fixed and a soil survey report is available.

I am in a similar situation. We have purchased a plot of land and currently have a priority notice for the transfer of ownership in the land register. The plot / development area itself is still being developed and the development will be completed by June 2022 at the latest. I have started to familiarize myself with the whole matter and I am trying to approach it as unbiased as possible. I had already thought about the right choice of the plot in advance. Our development plan and the plot itself allow for quite a lot.

I have not yet had a soil survey report prepared. Furthermore, the plot has not yet been surveyed. That means I can see it in the land cadastre but we have not received any measurements. To be honest, I find it hard to understand how that can be. *g*

Can I already obtain the survey and the soil survey report now or should the soil survey report only be done when planning THE HOUSE?

When should I start planning? When we are properly registered in the land register and the plot is developed or even before?

I don’t want to get just one house construction offer but rather five. Whether from a regional / global house builder, solid construction or prefab house or architect is still completely open.

I have also registered with the Bauherren-Schutzbund, which, for example, is offering an online construction information day this weekend. I will participate and hopefully take away some important information.

Then you can freely compare floor plans and houses in catalogs and on the internet,
there you will develop a skill in reading floor plans and your ideas and requirements will evolve.
Besides, all floor plans from catalogs work.
Model home parks give a sense of room sizes, kitchens, entrance areas, etc.

It is actually sufficient if you are allowed to build what you want to build on it. And if it allows you to place the house somewhat freely. Unless you want to tinker on eight vintage cars in the garage at the same time, but you would probably have mentioned that by now :)

You probably just haven’t activated the dimensions in the online cadastre.

You write that you expect the development to be done by next June. The waiting lists of the construction companies are all longer, so you can no longer start planning too early now – only people who haven’t bought the property yet could do that.

First, get yourself drunk on information in the remaining weekends of the year here. Then you will at least know a) that your openness to wood or stone is good and b) that you better choose a regional provider. The big names only have two departments where they are really more efficient than owner-managed medium-sized companies: their marketing and their legal departments. When it comes to masonry or carpentry, they’re just “cooking with water” as well. An architect lends you their expertise on the construction site just as a lawyer lends you their legal expertise in court and represents your interests just as biasedly. The usefulness of an architect therefore has little to do with whether a design monument would be important to you or not. In "A house construction roadmap, also for you: the HOAI phase model!" it is explained that and why the service phases 1 and 2 (which I call "Module A") are also useful to you on your planning path even if you “only” want to shop for qualified “pre-cooked house models.”
