What rough costs should be planned for walls/ceilings/outdoor areas?

Under the pinned post about construction costs, it’s not only about ancillary building costs but also about such costs. At least I also mentioned floor coverings and garden there.

You need splash protection around the house, a terrace, and a driveway. You go to the building materials store and ask how expensive the price per sqm is including the floor structure or per length of the splash protection. Of course, everything also depends on the material. For an average house and xy driveway 7-10000. Fence also depends on length, you can see what the hardware store offers. For installation, I would estimate about 1/4 of the material costs from gut feeling. What can be saved can be invested in planting. But you see... a narrow carport directly by the street is cheaper from the driveway side than a double carport at the back of the property. If you want to lay tiles, you need to know what kind of material. I would go with the tiler who also installs the mentioned remainder -> get an offer. Etc.: You really have to go into the houses and see what materials there are, the range is wide… some you can do yourself and others only have to be installed. About 1/4 of the price per sqm usually comes from adhesive and baseboards on top. And then just ask. An offer would be too much, a flat sqm price including baseboards etc. is enough.

Regarding the ceiling areas: the drywall under the roof is not plastered. Awful work, you can do it yourself but you don’t have to.

Double carport: Google it, aluminum or wood, prefabricated product or carpenter work, from 300 (0) to 12000... with storage room or without.

Keep in mind: even if the offer already includes the mentioned things... what about entrance roof, entrance platform, controlled residential ventilation, burglar-proof windows, foil-coated windows, shutters, electric?, outdoor lighting, LAN, SAT, various sockets, changeover switches, ceiling spots, skylights, level shower, shower door, mirror, larger tub, second washbasin, vanity cabinet, aluminum edges, platforms in the bathroom, tile surcharge, sliding doors, different stairs, door handles... yes, I know: much is included in the house price. But what if you don’t like the standard?

Not only a larger bathtub, but also one made of steel enamel with a pearl effect. Concealed fittings, rain showers, and also a few extra euros for rimless toilets and 90-120 cm furniture washbasins instead of 60 cm sinks. All in all, we had budgeted 7k for sanitary (extra) and are now at 10-11k.

LAN costs us, I believe, almost 100 EUR per double socket including cabling, and we want LAN in almost every room and in some even several.

Earthworks can also cost something if the plot is not perfectly level, depending on the design requirements. We will probably pay just under five figures only for earth disposal (including what had to be removed for the foundation slab and substructure, however).

The standard staircase is not liked by everyone either. Personally, we are also not fans of beech. In any case, you can also stain a staircase or choose a nicer model if, for example, the standard is just such a steel stringer staircase and it is not satisfactory. Or a concrete staircase with wooden treads and risers...

Blinds are also available in aluminum or directly aluminum Venetian blinds.

Lightning protection 2,000 EUR.

The standard usually includes concrete tiles on the roof. Allegedly better than 10-15 years ago when they turned green quite quickly. We nevertheless preferred clay roof tiles.

And then the Q2, Q3, Q4 plaster... outside there may be a different clinker, a different joint color, or a high-quality plaster that does not turn green right away. Exterior base, rainwater infiltration, drainage...

Thanks for the hint about §55 RstV! I read it through and will probably change my imprint. You could have saved your "nah nah" – it’s a sign of schadenfreude and strikes me as totally inappropriate.

Back then (2013) we stayed away from such offers, as the risk of miscalculating and coordinating the trades was too high for us, even if they were the last ones. I never understood what motivation the GU had not to offer it.
