Berlin, (yes really still Berlin), last year 490€/m² with BRW of 460 €/m². This year market value (according to ads) 700-800 €/m². I had to go a little above the listed value back then to get it. I assume it is still the same today.

1120m2 in Berlin,
was only available together with the woman.

Plots of land are almost exclusively built on by children and grandchildren,
nothing comes onto the market.
Last year 17 townhouses 140m2 for 680K € from the BT, many large cars with foreign license plates.

130km south of Berlin
100km north of Dresden

2015 = 905 sqm purchased for 27,500 euros + 7,500 euros development costs = 35,000 euros / approx. 38.50 euros per sqm

Current prices for building land per sqm are at 65 euros.

And I thought no one could beat us... in 2016, about 1200 sqm for 16 euros/sqm, purchased in the center of a small community in Upper Lusatia. We moved here in 2017 from a medium-sized city. The best thing is, all the distances have become shorter (daycare, school, cinema, swimming, bakery, butcher, supermarket, post office, pharmacy, doctors, car repair shop…) Only the nearest hardware store is now farther away ;-)

I can well imagine moving to Lusatia or northern Brandenburg in 4 or 10 years. However, by then the prices there will probably have increased significantly. Do you know how much you would have to pay for your property today?

I had some annoying hours with a few craftsmen, but I was really lucky with my property.

Population: 70,000
Location: city center, highway connection 1 km, nearest major city approx. 14 km (Bielefeld), everything available
Plot size: 1200 sqm
Is a corner plot, only 1 neighbor + dead end = super quiet for city center
Price: 110,000 euros (private sale, 2019)

I would say it is worth at least twice as much today.

I can split the plot later and you can build at least a two-family house there, no restrictions on roof shape, facade, etc.
