I mean, the open-pit mine co-financed this back then.. among other things, there are houses from resettlement areas here.

South of M, is there another big city coming? From when is one considered "big"?

So a big city is officially defined as having at least 100,000 inhabitants. There are 8 of those in BY and 0 south of Munich. Ok, so Innsbruck or Bologna are also south of Munich, but whether that is what is meant ...

A building plot of 430 sqm for 13,000 EUR.
Another building plot of 1000 sqm for 8,000 EUR.
Adjacent to both building plots, a meadow property of 800 sqm for 3,500 EUR.
All three properties are contiguous on a south-facing slope about 20 km from Kaiserslautern in RLP.
Purchased two years ago. Current standard land value 90 euros/sqm.

Unfortunately, we do not currently dare to build due to the high prices.

Not me, but a good friend. 50 km south of Munich, building plot with 612 sqm for €740,000 in a suburb of a city. But these are now normal prices in my region. Even local models in the "small" village go for €800/sqm (e.g. 750 sqm, €600,000 + development costs). I'm curious where this will lead. Most people here don't earn that well, at most in Munich, but then it's quickly 3 hours of commuting per day.
