That's actually how I see it too, but in my case and with the luck I have, it simply won't be like that. Because everyone there now naturally smells a business opportunity. If it gets too expensive for the investor, then the landowners are stuck with it and he will build around the plots.

Well, you’re only selling farmland worth €8. If you get five times the value, that’s great! Seriously.
The price was suggested by me completely seriously. I have clients who buy plots "only" at double the official land value – because otherwise it’s not worth it.

What’s the alternative? It has to be profitable for the company. If it’s not, there’s no deal, and you’ve traded with lemons and get absolutely nothing.

And then he sells the plot for at least €380/m². Of course, I want to have a share of that too.
If you see, land on the right and left is being sold for €300-600/m². So it’s not unreasonable to throw €280/m² into the mix.

You can also throw 500€/m² into the room. In the end, it will come down to what the investor is willing to pay. If they pay a maximum of 20€/m², then you have to decide whether you are satisfied with that or not. If it's too little for you, then the land simply remains in your possession and nothing will be built on it. You are not forced to sell. The question is whether you will ever have the chance to get more for it than now. That is the risk you have to take.

I agree with you on that. But if he doesn't own the property, I don't believe he would get a building permit. He can't just build on my property. Then he wouldn't get a permit.
