Yes, it is. He buys 10,000 sqm at €280 = €2.8 million. Then he invests another €2 million for development. Afterwards, he can sell 6,000 sqm as building land – the rest goes to the city as roads, etc. Great business: He spends €4.8 million to then get, let's say, €500/sqm on average. So €3 million. Thus, €1.8 million loss for three years of work. Yes, it is unreasonable. If he calculates with €50/sqm, a profit of €500,000 remains. That is 20% on his total costs. Not generous for three years of work and the risk that it turns out differently in the end.

Yes, because, as already mentioned, e.g. €200/m² must be invested by the investor so that farmland can become building land.

If that is the case, I won't give it up.
A farmer has the largest piece of land, he can offset mine with his.

I understand that, as I already wrote above. He is allowed to earn something, it just has to be distributed fairly.
