Hello dear forum,
we are in the middle of planning our house construction and are about to finalize the financing. Now I want to double-check a few points here.
We are planning a single-family house with 167m² living space plus a basement with 73m² (of which 34m² are living space again) and an adjacent double garage (36m²). KfW 70, staggered shed roof, gas condensing boiler + solar, wood-burning stove (as room divider between dining and living room), central supply and exhaust ventilation with heat recovery, rural area Baden-Württemberg, solid construction with architect.
Our current cost plan:
Building plot (approx. 1000m²) 100,000
Gross construction costs (according to architect’s breakdown) 432,000
Architect 58,000
Additional costs 15,000
Garden 25,000
Kitchen, lamps, furniture 30,000
------------
660,000
Please give your assessments. Seems extremely expensive to us.
Private situation:
He (33), employee with 3,400 net income, company car (all inclusive), special payments between 0 and approx. 7,000 p.a. net
She (31), civil servant, full-time about 3,500 net, at 50% about 1,900, next 12 months parental allowance about 1,400 net.
Two children (0 and 1) 360 € child benefit
Financing:
Equity 250,000
Family loan (low interest) 50,000
KfW loan (2 residential units) - 10 years - 0.8% 100,000
Riester pre-financing (approx. 15,000 already saved) about 7 years - 1.2% 100,000
Bank loan - 15 years - 1.9% - 10% special repayment 160,000
Planned total monthly burden 1,400 €.
Please also give assessments on whether we can/should afford this or if we still need to look for saving potential.
Thanks in advance and best regards
How big is the house supposed to be?[Edit] it's stated - I find the construction costs high for the house.
The architect probably wants to charge the average fee. If it doesn’t have to be exactly this one, there are also architects who charge about 20% less and can also show good references.
If it comforts you - I also took out 410,000, of which I have to refinance 250,000 after 10 years. However, I assume that in 10 years the loan costs remain the same and salaries take the usual inflation adjustments. At least that’s what the past has shown us.
Pessimism and extra risk insurance just cost us extra money that we could nicely spend on vacation.
I would rather estimate kitchen, lamps, furniture at 50,000 to 60,000. For a proper kitchen you easily pay a good 25,000 in this dimension.
