How do you come up with that idea? Rhineland greetingsa shed roof is the cheapest roof there is, right?

And as I said, KFW70 and gas don’t sound like excessive luxury.
You certainly mean 380 per cubic meter. Our architect estimates roughly the same. Of course, wood-aluminum windows, elegant floor coverings and decorative stairs quickly lead to high construction costs. We are also building in BW. Land 380€/m², house with 180m², air-to-water heat pump, on a slope, currently 430,000€ = total 610,000€. And that is only feasible through a lot of own work and very low material costs for sanitary, heating, controlled residential ventilation and electrical. Therefore, the price is not entirely unrealistic.
No, those are the costs of the land. I would have to calculate the price per m³.You probably mean 380 per cubic meter. Our architect estimates about that as well. Of course, wood aluminum windows, elegant flooring, and decorative stairs quickly lead to high construction costs.
Actually, none of the mentioned things are planned. The only thing I hadn’t mentioned and which still costs 10-15k EUR is a balcony/walkway on the south side on the ground floor.Well... the proportions don’t make sense to me... 100k for the plot and 490k for the house excluding additional construction costs... and then "only" 167 sqm. If this were a plus-energy house with 3m ceiling height, an extremely difficult foundation situation, complete house automation down to the furthest corner, the most exclusive bathroom fittings, huge window fronts also around the corner, a large roof overhang, all lift-and-slide doors fully electric (and connected to the KNX bus), etc., then you could somehow arrive at such a price. Or building in BW simply costs twice as much in the final price (labor + materials) as here in East Germany, which I somehow can’t imagine.
