And the building plot sounds extremely cheap to me, especially for the area (BW). 100 EUR per sqm? For developed land? You already have to be several dozen kilometers away from the centers here. On such a plot, I would rather expect a Danwood house or something from Heinz von Heiden.

If it is behind Göppingen, the building plot price could indeed be accurate. The further away from Stuttgart, the cheaper the land. In the Esslingen area, under 350 euros is hardly possible.

Well... the proportions just don't add up for me... 100k for the plot and 490k for the house without additional construction costs... and then "only" 167sqm. If this were a plus-energy house with 3m ceiling height, an extremely difficult foundation situation, complete house automation down to the last corner, the most exclusive bathroom fittings, huge window fronts also around the corner, a large roof overhang, all lift-and-slide doors fully electric (and connected to the KNX bus) etc., then you could somehow arrive at such a price. Or building costs in BW are actually twice as high in final price (wages + materials) as here in East Germany, which I somehow can't imagine.

+ offset shed roof
+ wood stove as room divider
+ central ventilation
+ south surcharge
+ all the (possible) included ideas and wishes, about which we know nothing ...

A shed roof is the most affordable roof there is, isn't it? And as I said, KFW70 and gas don't sound like excessive luxury.
