Tips for an almost finished building plan (2-story city villa)?

Hello!

Our plan for a city villa is in an advanced stage and we are quite satisfied with the room layout so far. We designed most of it ourselves. However, we are still not quite happy with three things. 1. On the ground floor, the pantry will probably be too small, especially since a laundry chute is to be installed, which will run directly at the top right next to the window. This comes from the bathroom above. How can I expand the room a bit without causing much "harm" to the kitchen? 2. Upstairs, the bathroom. Do you have any tips on how the room layout could be different to make the space feel airier and larger? The laundry chute, which is yet to be added, should also be considered. 3. The dressing room is a bit too "narrow". How can this be solved differently to avoid problems moving around the bed in the adjacent bedroom?

I would be very grateful for a few tips :)

You probably don't want to hear this, but two of your three problems can be solved by leaving out the laundry chute ;)

I am absolutely not a fan of a shower in the ground floor bathroom. If you omit it, you can plan the bathroom smaller and the pantry accordingly larger.

Where is north?

The kitchen looks like it’s supposed to be the jack of all trades. With a pantry, but not too open, an island with seating is still wanted. I don't like it. Is it supposed to be cozy with the three stools so close to the wall? Maybe turn the pantry 90 degrees and place it in the top right corner. So "above" the kitchen? 4.5sqm for a guest WC with shower is fine. I don’t see the problem there, rather in the laundry chute. But turning the pantry would probably create more space. Is that a realistic furnishing for the dining room? It doesn’t look very spacious to me. Does the separation from the kitchen have to exist? Upstairs bathroom? 13.3sqm is not little. What do you mean by airy? Get rid of the bathtub. It’s very trendy, but it also reduces the airiness. The guest room around the corner is a bit strange. Bedroom and walk-in closet are also special. Nothing comes to mind yet. I would have said to try turning them too, but I assume the bedroom should have access to the balcony?

North is where the pantry is. Thanks for the suggestion to rotate the pantry! I have to take a look at it right away. The access to the kitchen from the living room is intentionally designed so that it can be closed with a sliding door. We want it that way. About the bathroom. You are right. I also think that the 'T' takes away the openness. But how to do it best differently? The toilet should (if possible) be a bit hidden behind a partition wall.

Bedroom with dressing room rotate 90 degrees clockwise: Dressing room on the wall to the office, bed on the left exterior wall.
