Timber panel construction - exterior wall thickness = 10 cm sufficient?

Despite 1980, I still assume a wall thickness of 30 cm here (monolithic), and to me, the whole thing looks very much like an elevated flat-roof bungalow. I can hardly believe in a total wall thickness of 10 cm, especially not because of the roof, which needs to be supported. The previous owner may be demented, but the building authority is not - the file knows more.

Yes, you are absolutely right, it was previously a flat roof. The gable roof was added on top. The windows and front door are fine.

- Roof renewed in 2012 with bitumen sheets
- Windows and front door were renewed

hot water boiler was renewed
- Both bathrooms were renovated.
- Water installations: central water supply via connection to the public drinking water network
- Wastewater installations: disposal into municipal sewer system
- Electrical installation: basic equipment from 1980
- Heating: gas central heating, piping (on wall) and radiators from 1980
- Hot water supply: central via heating
- Floor coverings: laminate, linoleum, tiles and textiles
- Wall coverings: wallpaper or tiles in the sanitary area
- Ceiling coverings: wallpaper and panels
- Windows: on ground floor: aluminum windows with double glazing + shutters; on upper floor: plastic double-glazed windows
- Interior doors: simple flush doors
- Sanitary installation: bathroom with shower on upper floor, bathroom with tub on ground floor
- Kitchen equipment: not included
- Garage with electric roller door

- Construction type: prefabricated timber construction (frame) / timber panel construction (prefabricated elements)

- Basement: masonry

That looks more like a 20-25cm wall.

But where can you get such beautiful houses for this price?

Nothing more than a stupid comment. It only reinforces the prejudices against his profession. You are on the right track. When inquiring about insulation, consider that old houses newly insulated tend to develop mold. Then it is said, "They just didn't ventilate enough." Not every building fabric is suitable for that.

Is such a house even worth it if you only have about €60,000 for renovation? (Still inexperienced)

I am far from giving a blanket recommendation. The important thing is simply to know that the building is also suitable for insulation, that was my point. Therefore, do not only consult a [Dämm-Experten], because they do not necessarily have this in mind or have no interest in it.
