Hello everyone,

after reading here for a long time, this is now my first post in this forum and I hope you can help me with tips and ideas or that I can also make a productive contribution?!

I am currently in the process of realizing our dream of a house for my family of four. We have purchased a plot of land measuring 770sqm. There is currently a house from the 50s on it, which we will demolish shortly. Our room program is currently being finalized. We are building with an architect who, in our opinion, has implemented the requirements quite well. As is often the case, the devil is in the details, and we would therefore be very happy to receive suggestions and criticism on our plans.

It should be added that the house will include a basement, which will contain a storage room, a laundry room, and 2 rooms ZBV.

I find the floor plan quite okay. For me, a bit too much glass - but that's a matter of taste. In the master bathroom, I find the bathtub inconveniently placed. The path from the living room to the WC is rather long and I find the wardrobe a bit small/cramped. But okay - you can live with that, you still have a nice storage room :-) In the WC, I would swap the sink and the toilet, that way there is still space above the sink for a mirror. WS stands for laundry shaft? If yes, good idea to place it in the hallway, that way everyone can access it. As I said, a nice floor plan, which above all also really works well.

Hi Manu,

thank you very much for your opinion! As far as the bathroom planning is concerned, it is provisional for now. A bathroom specialist will take another look and deliver a proper plan. WS is indeed the laundry chute, which then ends in the laundry room. As for the wardrobe, I am still quite undecided. Of course, I can gain some more space there and in the storage room if I move the garage wall slightly to the right. It will probably come down to the biggest possible compromise...

Where do the stairs in the children's rooms lead?

I find the wardrobe too small and the storage room strange, one half is always blocked by the door, but if you only store things behind the door that you rarely need, it should be fine. Otherwise, I like the floor plan.

An interesting floor plan.

On the ground floor:
- the wardrobe is much too small
- both dining and cooking are negatively affected by the projecting upper floor, even with very generous ceiling height
- where should the TV / home cinema go in the living room? Opposite the main window area is not very nice.

Upper floor:
- the access to the bedroom at the head area is uncomfortable.
- the dressing room could use more natural light and a seating area
- most laundry takes place on the upper floor, a laundry room in the basement is rather for multi-family houses or houses with staff despite the laundry chute.

I can’t find any own threads from you even after months, but plenty of comments on floor plans from other users. It would be helpful – surely not just for me – if you would "polish up" your profile a bit so your comments can be better contextualized. Many thanks!

Even though you refrained from your favorite word this time, in my opinion your commentary was somewhat careless. Since I have a bit of time and inclination right now:


Hopefully this is a time-limited comment? Where exactly is the (comparatively) small sitting area, constructed by the bathroom above, supposed to lose light? Almost the entire ground floor towards the garden appears like a glass building with just the barely sufficient necessity of wall thickness. I would have rather expected you to address and discuss the issue of drainage for the upstairs bathroom. I honestly don’t know how that should be implemented; unless an interior drainage is planned, which would find space at the corner pillar of the roof.


If anything is "uncomfortable" here, then it’s that the idea of the self-contained parents’ area wasn’t thought through consistently.


I see it differently. The stairs in the children's rooms mean that no ceiling is installed, and the view into the ridge is open. Therefore – may the OP correct me – there will certainly be a longer band of light installed in the dressing room; why does it need a seating area? If anything is missing here, it’s the closure towards the hallway to completely isolate the parents’ area.


And yet it is realized this way in most private construction projects. Structures passed down and thus carefully maintained from generation to generation cannot be overturned overnight ;)
