The architect owes a plan eligible for approval – whether he needs subcontracted engineers for this is his problem. Let him simply include exactly the shrubs listed in the development plan in the approval plan (he should be able to read it), omit trees where replacement planting is not required, and that’s it. Nobody will come later to tear down the house because geraniums are planted where someone wrote petunias *LOL*

We created a simple sketch with the architect - in color, showing where paving, lawn, hedge, trees, trash bins, and carport are located. That was sufficient for the office.

The only question is whether the contract is designed so that the costs are included. Otherwise, the architect will have this brokerage service paid for additionally. You can do that. If you read the requirements for the content of such a plan, you will probably estimate the chances of acceptance by the authority as rather low. Get two alternative offers and have the plan created by a professional. When you see the finished plan, you might say, I could have done that too. But figuring out in advance what really matters in the plan is probably difficult. In Bavaria, some things are different. Unless it is a large multi-family house project, I also find the requirement exaggerated but compliant with regulations and therefore unavoidable.

That's where the problem lies. But in the construction service description it says: We prepare the complete documents for the building application (scale 1:100) taking into account the local building regulations for submission to the competent authority.

The building application includes:
-the building application form with building description
-the building plans
-the calculation of living space
-the calculation of the enclosed space
-the drainage plans
-the building physics proofs for fire and soundproofing

Unfortunately, there is nothing about open space design plans...

Oh, I see, of course. Not an architect, just a contractor, plan submitter.

Hi,

no explicit plan was required from us, but the architect drew in a few little plants according to our specifications (we already have some ideas), from which it became clear that we are adhering to the [Bebauungsplan].

Costs: none
