That's true, I could add that: in this neighborhood we couldn't have afforded any other property, we definitely didn't want to be further away. It is the desired neighborhood.

But one thing did catch my attention in your question or rather this "That's where I want to go" feeling.

For us, and I think for most people who are building and will build: it is not first about the place where you say: I want to live here, let's see where there is a plot or house here.

It works the other way around: the desire for something of your own. Then you look where there are plots that are easily reachable from work, price plays a very big role, and only then comes the question: can we get along with the new place, is the place something for us, etc... infrastructure, public transport, connections, distance to theater, cinema and so on. If you search for a long time, you make small compromises for yourself because the desire to have a house is there.

I don't know anyone who willingly leaves their old place openly. New territory, even if it is in your own region, is initially foreign and uncertain, so you would also like to avoid this experience of moving.

But as I already said above: I would leave it at your place and stay where you are and feel comfortable.

Yes!! That's how it is, there are certainly no building plots left at the Binnenalster, nor at Lake Starnberg. Just saying. We let about 2 years pass by ... Not actively searching the whole time, but from the desire for a "home of one's own" to the signature. There were certainly other aspects, but one aspect was and is the location.

My conclusion: No compromises on the location! But priority 1 is the home itself. The location is only priority 2. Then comes the rest. The boundary conditions are the money, the money, the money and of course also the wishes of the partner :P.

Our little one is now 4.5

Three years ago, we started to deal with the topic of owning a home. Over time, the search radius became smaller and smaller. The reasons were that the little one found his place in kindergarten, we have a decent new swimming pool, and otherwise the location is top for us. Including the train station to get to Cologne very quickly.

The problem is that this district is very, very restrictive when it comes to new development areas (the farmers apparently see no reason to sell the fields right now). In the main town, however, and in the neighboring municipalities (which partly already belong to a different district), huge areas (sometimes 150-200 housing units) are designated and marketed.

In the end, we really couldn’t warm up to any of these areas because from our point of view the location always represented a deterioration.

So, about 2 years ago, we also put the existing market on the table. About 30 exposés and 15 viewings later, I felt like the owner of a renovation company. There were quite a few nice things regarding location, but often a modernization backlog that would bring plenty of surprises. Financially (also due to time uncertainties) an adventure we couldn’t really warm up to.

About a month ago, a condominium spontaneously appeared on the radar (no more than 250m from our current place).

Well, and if everything goes well, it will soon be ours. The ink still has to dry at the notary.

So our very first priority is the location and then the home itself. Maybe both are actually tied for first place. We don’t want one without the other. If it were "just" about the home, we would simply buy or build a cheap house in the suburbs.

We could also get along with an existing property. We would have no problems with a terraced house, as long as you can’t see the neighbors’ plates. However, we would rather aim for a semi-detached house or a terraced house. Detached houses are of course rare and then also far too expensive. A condominium would definitely be conceivable for us if it had a small garden area and was in a building with only a few rental units. But as I said, such apartments are also very expensive. Then I might as well buy the semi-detached house on the outskirts. We recently inquired about a property, a mid-terrace house, quite cheap, but also rather small and with little land. But we would have liked it. Well. Listed on Saturday, gone already today... we didn’t even have the chance to look at it. I think we also have to be more aggressive and if necessary annoy the realtor even on Saturdays.

But the high renovation needs are unfortunately almost always given here when the houses are "cheap" (under €350,000). We have already renovated 2 apartments and have an eye for what needs to be done, how long it takes and what it costs.

Changing daycare wouldn’t please me either. As I said, we currently have a nice small daycare center, with which we are extremely satisfied. Taking the kids out of there would not be our wish and besides, it’s anyway very questionable whether you could get two spots elsewhere at the same time. Actually, that alone is unrealistic and totally speaks against changing location.

A house is currently being renovated near the daycare... I’m always checking if maybe the condominiums are still for sale^^.

Yesterday I took stock again with my husband and we have decided 90% not to take the lot in the suburb but to continue our luck searching in the city. If necessary, buy a property in need of renovation and then refurbish it ourselves. Or a condominium, if we can afford it.
