Are you quite sure that you have a *preliminary site plan* or rather just a cadastral excerpt?
Your prefabricated house provider, who is supposed to handle your construction project, needs a preliminary site plan. This plan contains the data about your property, the different terrain heights on the plot, as well as the location of sewers and road elevations. Only based on this can your provider sketch the planned building body into the site plan and attach it to the building application. If this is missing, the building application is usually rejected.
If there is already a corresponding preliminary site plan for each plot in the new development area, according to state building law it is sufficient if the plan author inserts the data into the preliminary site plan. However, such plans are usually very rare.
You also need an accompanying surveyor for your construction project. The costs are between € 2,800.00 and € 3,200.00 (for the 4 measurements) and are by no means included in the sales price, but are part of the typical incidental construction costs.

Because the plot is located in a new development area which has already been surveyed and the boundary stones are also in place.
That means I don’t have to budget any more costs for surveying the property, right?
