Counterproposal - makes the house 75 cm narrower and thus 15 sqm smaller and about 20 k€ cheaper.

Dimensions: 10.5 vertical, 10.77 horizontal

not bad, but I would realize the access to the dressing room from the hallway and then you can even put a small window in there ;) bathroom and utility/storage room on the upper floor I would also change (so move the wall to the right, this way you have shorter distances from the bedroom and children's room to the bathroom and the washing machine is at the very other end of the house (noise). in terms of wiring, it should make no difference

Bathroom and utility room I agree with you. With the dressing room, you just lose storage space. Alternatively, I had considered access through the dressing room and then corner furniture.

why do you lose surface area there? layout with a row of cabinets on the top and bottom (depending on the size, one side 40cm deep and one side 60cm deep. if you don't have many items to hang, both sides can even be 40cm, the hangers are then hung lengthwise), window in the middle on the left side of the layout and the door on the right side of the layout (possibly as a sliding door);)

Hello Robson,

as a suggestion, please take a look at your state building code to see if there are any exceptions. We have floor and plot ratios of 0.4 and the plot is only 425 sqm. Our house has a built-up area of 135 sqm, plus the garage 44 sqm, the living area amounts to 200 sqm. In total, we have built 252 sqm, which also includes the driveway and terrace.

This is possible because in Lower Saxony the plot ratio can be exceeded by "50 out of 100" due to subordinate building parts. In other words, taking into account the garage, driveway, and terrace, the plot ratio can then be 0.6.

I don't know how it is in Hesse.

Used the same external dimensions (just thicker walls, I think). In my plan, 2.2m 60cm cabinet and 2.2m 40cm cabinet or dresser. I find that with 60cm depth, you can't really use the back centimeters properly except for hangers anyway.
