Sound insulation VDI Guideline 4100 & DIN 4109 in prefabricated house construction

Such private sector certificates are usually not worth the paper they are printed on in single-family home construction. What criterion for sound insulation between residential units of semi-detached houses is required here, and what are the consequences of non-compliance? The highest certification level in such PR measures is usually achieved with fulfillment rates of <75%.

For the vast majority, they have at most a type certification. Your specific project will never be seen by an auditor (neither external nor internal).

Yep. A very recent practical example at an office building: on the construction site, appropriate waste containers for different materials must be available (proper waste separation). This is actually checked regularly. This will not happen in a single-family house, no one can afford that either (if half a million or more is spent on the DGNB certification for the office building, that's okay).

Thanks for the info, you two,

I have continued searching, talked with the DGNB and the manufacturer’s salesperson, and found out: everyone is happy about my interest... well, partly.


    [*]The certificate costs 1500 euros per house (of which 500 can be reimbursed through the KfW)
    [*]On the DGNB site, the manufacturer is listed with the test results for a "sample house" from 2016
    [*]The result is possibly outdated and certainly not transferable to my project (since the sample house was a different one and certainly not a semi-detached house), but especially in "socio-cultural functional quality" with just under 58% noticeably mediocre. For me, an indication that I still need to invest some money here to raise the standard.
    [*]As already correctly written above, this is a series certification, meaning my project is de facto not checked => added value of the certificate is at best for a naive tenant
    [*]I now have the guidelines of the standards in full (a bible!), but the point "non-fulfillment" is an interesting and critical issue... then, for example, there is no DGNB Gold Standard for my project... => lack of a guaranteed feature
    [*]The DGNB standard could thus be considered the "minimum quality requirement" for the project. Then, that makes sense.

My concern (as you already hinted):
The low required fulfillment rate and DGNB’s point system are two "loopholes," because the manufacturer can compensate for weaknesses in the "socio-cultural functional quality" category and easily achieve the Gold Standard. And my sound insulation is no better than before.

=> better to invest the 1000 euros directly in diamond boards:
19 euros per sqm is what the manufacturer wants, which seems almost usurious to me, after all you can get them online for under 7 euros

What do you think?

Maybe this will help someone who ends up here and is also asking these more in-depth questions. I’ve certainly learned quite a bit and received some reading material...

I have just realized that (unlike with other certifications) the DGNB assesses sound insulation under the point "technical quality" .

The manufacturer's result for the 2016 model house "technical quality" is still just barely at the 70 percent mark. Overall, something above 70 percent is apparently considered "passed."

An example construction description from the manufacturer for the DGNB standard would be interesting. Everything else seems to me like crystal ball gazing.

What does that mean? I am always happy when my clients build certified houses, but I am not familiar with the details.

The topic of sound insulation is so important to you that you have acquired considerable basic knowledge through reading. I myself can tell you as a resident of a Schwörerhaus prefabricated house, build solidly with sand-lime bricks, otherwise you will probably not be happy. Above all, there is no need to reinvent the wheel; there are straightforward building materials that meet your expectations. Above all, there are many construction companies that can handle them.
