Did I? Hehe Well, even the new ones know me by now. I would take the suggestions from as a template. But let's not kid ourselves: in the end, no wall will be where it’s supposed to be. But what does it matter: the main thing is that a great design comes out of it, no matter how and by whom. Regarding the common thread: first leave the technical stuff out of the picture. Take care of a general contractor or a building contractor. Regional or the big ones, I wouldn’t want to say anything about that here now. I see some things differently than 11ant as well. But that doesn’t have to mean anything. If a building contractor is found or a conversation takes place, then it becomes clearer what’s feasible price-wise. And then the floor plan will be revisited because it has to be buildable by the building contractor. Today, though, baking paw cookies for St. Nicholas for the dogs’ morning walk takes priority.

That would be my current desired approach, but the opposing opinion unsettles me, that it is more advantageous to carry out service phases 1+2 (Module A) with a separate architect. Presumably, more is simply needed than a floor plan and a sketch on the plot to be able to obtain comparable offers. Or I just haven’t understood it yet. will probably be able to provide further clarification on this. I have already inquired with a few prefabricated house manufacturers (with the parameters known so far, i.e., living space, roof, room layout, photovoltaics, etc.) to find out whether it is possible within my budget, and almost all offered to customize the floor plan through “their” architect for me. I just don’t know how to recognize the home builder that suits me. Nonetheless (I am not completely resistant to advice) I have arranged an initial consultation with an architect next week. He offers service phases 1-9, so really complete, and supervises solid construction as well as timber and has apparently already carried out construction supervision in timber prefabricated construction. He also wanted to hold the initial consultation directly on site at the building plot, which I initially rate positively. Or is that a trick? Let’s wait and see. It’s just insanely expensive considering that the prefabricated house builders often have the architect as a lump sum in the offer. But is the service even comparable? The separate architect’s service phases 1+2 will probably not be credited to me later by the prefab house builder; if awarded to the local construction contractor, you would then continue with the next service phases of the same architect. Yes, that would be my preference if the dining area could be connected directly to the kitchen, which is how I tried to show it in the floor plans as well. But there are certainly other ideas.

I trust you have a healthy gut feeling combined with the wisdom of reading the construction service description yes, but a positive one. Hm.. honestly: for 70/90 sqm for one person with manageable and down-to-earth wishes and budget as well as a standard plot and happy without frills, where you could save with single contracts (golden faucets, endless steps in the wellness oasis etc) I think it’s shooting sparrows with cannons to hire an architect. But I think pragmatically anyway

Thank you very much, unfortunately I have some doubts. My gut feeling is okay but not infallible and the construction service descriptions are so different. Not even an Excel table helps anymore. We definitely have something in common.

This preferred route is absolutely possible, by no means wrong, but as always in life there are several ways. I find it feasible to look for a suitable construction company with a well-prepared floor plan as well as various other points found up to that time, such as heating, etc.; we did something similar ourselves. There will be more, and not just some draft that isn’t worth the paper it’s printed on, but one tailored to you, and with that you can very well establish initial contacts. It will also be important that you gradually and inevitably gain more certainty and clarity about various things and then understand better. That wouldn’t be my way in this case, unless I wanted to build the house exactly as it stands there. A small, regional (wood) construction company sounds more fitting to me than a nationwide provider with salespeople. That can also work but wouldn’t be my choice. This is supposed to happen in BW, can you give a general idea of where it will be without it becoming too intimate here on the big, wide internet? I would definitely skip this for this project and first discover my preferences up to a clever floor plan. The next step or even simultaneous one would be to find a suitable construction company regionally. If necessary, you can cancel the appointment, nothing has happened yet. There will always be other opinions and many of them are justified, since there are always multiple ways. I have had three construction projects meanwhile, all on this path. The thing with the dining table then comes up in the discussion.
