I like this one! But the others too. Each has different advantages for itself. In any case, the rough division with the living area along the south side is set. The outdoor seating area and the entrance by the carport are also included in the must-have section. One general question: is the position of the utility room (HWR) also dependent on where the supply lines connect to the property? So should that be taken into account or are the "few" meters negligible? If that's important, I have to inquire with the municipality whether I can get plans. And they should also be able to provide me with the exact external dimensions of the property. You can't see those on the development plan or the site plan.
I would (and have) make the location of the utility room solely dependent on where it fits best. Of course, you can try to achieve the shortest possible pipe routes, but if it doesn't fit well, I would rather spend a few euros more than spoil the nice aspects of the utility room for myself. A certain number of meters is included in the basic fee anyway; you can inquire about this with the suppliers.
With us, 15 meters were included and with the same orientation (north-south) and our requirement for the driveway, there were no intense thoughts. It will be the same here. Sometimes I do think that the utility room as a planting room would also have fit well with us in the south, but living spaces are simply more important if you like sun.
